We’ve been chattering about 3-bedroom Lincoln Park units a lot recently.

This 3-bedroom duplex down at 1049 W. Montana in Lincoln Park has been on the market since June 2011.

In that time, it has been reduced $40,000 to $399,000.

It has all the features buyers look for including central air, parking and in-unit washer/dryer (in this case a full sized stackable.)

2 of the 3 bedrooms are in the lower level.

It also has a separate dining room.

The kitchen has cherry cabinets, stainless steel appliances and stone counter tops.

The listing says the master bath has been “redone” and has marble floors.

    One thing I’ve NEVER seen in the listing copy for a duplex down:

    “flood control system installed at time of rehab, including drain tiles and sump pump”.

    Why not? Oh, it’s expensive, and that would be bad for developer LLC profit margins.

    I would like to assume its there when there’s a picture of carpet down there, and its not when its tile… of course one can’t make such assumptions.

  5. The non basement BR is 8×11? Oh boy, is this ever a knife catching opportunity.

    I’d like to assume the tiles/sump were preventative but necessary comes to mind first. I’d want to know how much it runs and have battery backup.

    I know more than one house that has drain tile/overhead drain AND tile floor. If you go radiant heat in the slab, its really better than carpet, anyway.

  11. None of those are enough to achieve the same level of cleanlyness.
    Have you ever seen a hospital furnished with carpet? That being said given the
    cold weather in Chicago, I can see the appeal of carpet. Still I am only willing to have it in
    the bedroom where excluding individuals engaging in a certain profession, most folk don’t
    get much traffic from strangers ; )

  13. I’m with HD. My eyes water a bit and I start looking for Zyrtec when I think about carpet.

    You know you aren’t going to vacuum it as often as you say you will.
