Beaux Arts Beauty Across From Lincoln Park Reduces Another $350K: 2344 N. Lincoln Park West

2344 n lincoln park west

We’ve chattered about this 5-bedroom full floor unit at 2344 N. Lincoln Park West across from Lincoln Park several times over the last year.

See our October 2012 chatter here.

It’s still available. Originally listed at $2.8 million, it has been reduced several times and is now listed at $2.25 million.

Many of you have stated over the last year that while you love the location you thought it should sell closer to $2 million.

If you recall, it was built in 1916.

It commands the entire floor of a 6-unit building with 4 exposures, including Lincoln Park and the lake front.

The building has an elevator and there is rare 2 car parking with the unit.

It has the features you would expect from construction in this era including crown molding and wainscoting.

The unit has a 35 foot foyer and a formal dining room.

It also has space pak cooling and a washer/dryer in the unit.

The upper bracket has been hot in 2013. What’s holding this one back?

Berg Properties now has the listing. See the pictures here.

Unit #3: 5 bedrooms, 4 baths, 4250 square feet, 2 car parking

  1. This is a stunning unit in a fantastic location. That said, at the very least the bathrooms need updating. This is a good alternative to single family home for a family that doesnt want to worry about house maintenance. I say it goes for 2.05M.

For me, the issue is that it needs some updating. Compared to a house, the list probably is probably around $2.5m when you exluded the assessment. There are a number of SFH’s that are updated with the latest and greatest so this place needs some staging (new furniture/paint at the least) then the more expensive kitchen and baths.

But, the location is great, taxes are in line if not low and the assesments are low for that much space.

  3. This place is awesome. Only question is, do all windows look straight into other buildings? It is a front-facing unit, right, so some views must be of the park. If not, that’s a big strike against it at this price.

  4. This apartment is so beautiful, it makes me ache with envy to look at it. It really does look worth the ask price, and the only things that could be in the way are the baths and the kitchen.

The kitchen is all wrong for the apartment- much too spare and modern, and maybe even too big. I know that sounds strange, but slightly smaller dimensions would make it more comfortable and workable.

The baths were half-renovated, and not very well.

Otherwise the place is perfect, subject to re-decorating according to personal preference. The location is perfect, and it has coveted covered parking for 2 cars, plus a W/D in the unit. The monthly assessment is well in line for a unit this size, and the taxes are really low relative to value.

An 18% prop tax hike? That alone could induce more properties to list for sale.
