It came on the market just in time for the peak buying season but 7 months later it remains on the market.
Originally listed at $2.8 million, it has been reduced $200,000.
Back in March, many of you liked it but thought it was overpriced and should sell for around $2 million. You also thought the kitchen didn’t match the rest of the unit.
Built in 1916, the listing describes it as a “Beaux Arts Beauty.”
It commands the entire floor of a 6-unit building with 4 exposures, including Lincoln Park and the lake front.
The building has an elevator and there is rare 2 car parking with the unit.
It has the features you would expect from construction in this era including crown molding and wainscotting.
The unit has a 35 foot foyer and a formal dining room.
It also has space pak cooling and a washer/dryer in the unit.
Are the 200+ new units at 2550 N. Lakeview, a full service building up the street that has views, proving to be competition for units like this one?

Does this place have any outdoor space? It looks from the front like it may but those could not really be balconies or they could be for the unit below.
I also find it surprising for a listing with views as awesome as this one must have that they choose to have several pictures of the ugly, odd shaped kitchen and none of the views from the unit.
Still, I bet someone will cough up over $2M for it. It just may take awhile….fewer buyers can afford this than a “normal” $700k listing.

1. Actual most recent taxes (’11 pay ’12) were $20,594.59. The listed taxes were most recent when initially listed in March.
2. For the ’06 tax year, taxes were $32,509.43.
3. The ’11 taxes were based on a AV of 181,309, so should have been more like $30k than $20k. Dunno whats up with that.
4. ’12 first pass assessment is up to 208k, so taxes are heading up.

Why pay that for the house in Oak Brook when you can get the same thing 50% cheaper in Sugar Grove? Um…because you’re in Sugar Grove.

What’s wrong with sugar grove? When it comes to the exurbs the size of your house ( and of the utility bills) matters immensely!

I accidentally ended up in the lp a few weeks back with my son. they were having some kind of chipotle festival. free vitamin water, honest tea and other fancy soft drinks. that place is magical no matter how you slice it!
we were there early though. i suspect it turned into a cluster F later.

You really can’t clump places like Barrington, etc. in with places like Winnetka. You yourself provide a link to a Sheridan Rd. property in Glencoe in support of your argument. Looking to spend $15k/mo (on a primary residence)? Unless you’ve got (i) a very high paying job that’s about a 45 minute drive west of the lake, (ii) horses you need to ride in your yard, or a kid who’s an aspiring moto-cross champ for whom you need to build a few jumps in the the yard, then you’re looking within a few blocks of the lake up on the north shore, within a few blocks of the park in LP, or within a few blocks of North Ave, east of Clark.

I’m not, i could give two shits about Lincoln Park and there are a ton of places I’d rather live than there, then again I’m not spending 15k a month, nor will I ever be (well maybe in 2030 when our money is totally worthless)

Or maybe that pimp place in ravenswood with the basketball court on the roof, but there are way too many options UNDER 15k a month that I’d rather live in… I don’t and will likely never need that much house, i’d rather have a more moderate sized/priced home and have an additional vacation home somewhere near by on “the Lake”.

I’m saying the market has spoken. It’s been listed for 18 months at $1.8, and hasn’t sold. I think that if they listed at $1.499, it’d have sold long ago.
I do think that the Sheridan road location is holding it back. Were it on a side street, it might fetch that.
Now, I say all that, and it’ll close before T’giving for 2% off ask.

i think before the 1.8 it was listed for over 2mil, memory as always spotty but i think 2.3mil at one time?

a home om park or beach ave, that was about two houses from the beach sold for 1.9mil two years ago and it was smaller so i guess they thought they could get more. but agreed 1.499 and a selling price of 1.399 it would have been gone long time ago

could have something to do with it, but the house is fenced in and is set back pretty darn far and IIRC its right off a Sheridan curve so it helps with privacy

Clearly- you’re NOT in real estate Groove. Because someone doesn’t move to Chicago and say, “gee- show me everything within $1.5 million and $2.5 million within a 30 mile radius.” That is absurd.
They say, “the relocation HR woman at the company says Hinsdale and Winnetka are the best towns because they have the best schools and are close to public transportation to the city. Let’s look there.”

“We really want to stay in the city. Lincoln Park is the neighborhood that everyone talks about and it has that good elementary school or some good private schools if we want to go that route.”
It is a 1 in 100 buyer who says, “let’s look in Lincoln Park AND let’s go look at Oak Brook.” Those who look in Oak Brook also look at Hinsdale, Clarendon Hills and maybe Downers Grove. Not all suburbs are the same. Not all have the same vibe. There are north side people. There are west side people. There are those who want the rolling hills and horses of Barrington (or St. Charles). There are some who love the architecture of the south side suburbs (which is massively on sale right now.) So to compare a house in Oak Brook with one in LP is just silly.

Absolutely. I would much rather live at 2550.
2550 or this? Tough choice. The location is basically the same, but it’s two totally different types of homes. I’m attracted to the views and full service at 2550, but also to the vintage details of this unit. Might depend on my mood on any given day.
