How cute. But it is an hour of commute from down town. Unless the neighborhood is nice and fun, it is like living in a suburb.

extra wide for the green zone but for this area pretty standard, no?
This area has always been expensive. The price looks about right to me.
Again, I find it interesting that people prefer North Center and such to Edgebrook. I took a look and the commute from North Center to 10 N. State is 40 minutes. From Edgebrook, the commute is 52 minutes. You may as well live out here and get a nicer home for less money.
an extra 24 minutes of commuting a day leads up to 6000 minutes a year if working 250 days a year or 100 hours or 4.16 days ADDITIONAL time a year sitting on the crappy metra!

Sonies, that is why I wouldn’t live in either Edgebrook or North Center, but if those were the only choices, I would choose Edgebrook.
I am so tempted to move even closer to downtown than my current neighborhood.
Nice enough looking place but at this price point, I need more bed/baths. I realize that might not be feasible in Edgebrook at this price point.
also, clawfoot tubs look nice but are not practical for children.
Western Brown Line to downtown is about 30-35 minutes. How is North Center more than that?
Wow, Metra is awful. How can it take 55 minutes from there? What is the commute from Libertyville?
$649,000 is a bargain for this princely estate.

For comparison, from Sonies approximate location, to 10 N State, the google sez it’s about 20 minutes, with still about 15 of it being walking time.
From my approximate location, the google sez 40 minutes, with again about 15 minutes of walking time (or using a bus, which is only faster if you catch it right away–but that would shave off 5-7 minutes).
yeah if you catch the train at the perfect time too with no additional waiting
I just did the center of the city since folks work in all sorts of different areas
its obviously different if you work at the Sears tower vs. the Amoco building

Yeah, that’s the only thing that makes sense.
Obv where you work makes a huge difference–if you work next to Union Station, the metra commute from this place is pretty decent (40 minutes, including your 7 minute walk to the Edgebrook station), but if you work at the Hancock, it’s not a legit option.

If you only report one stat, it’s perfectly reasonable, but if you have some confidence you’ll stay at your job and your office will stay put, then you’d prioritize your specific location. In which case the questions becomes does this location offer a reasonable commute for a significant chunk o people.
My issue would be once you are this far out, why not more to a suburb w a good hs and prob a better walk to “downtown” than downtown edgebrook?

Yes. Many of the lots are larger in this area. But it’s NOT a standard Chicago lot which is 25 across.
Pretty sure this is a Sears Normandy catalog home. Just for fun, here is another one for sale in Wilmette for $720k:

The Sears homes are so fascinating. It would make sense that this was one because it was built near the railroad- as that’s how they delivered all the construction materials.
After seeing the price of this Wilmette house, maybe $649,000 isn’t too off the mark after all?
Yes, it is a Sears Normandy. There are only a few in the Chicago area because the Normandy was sold during the heart of the Great Depression and it wasn’t a cheap house.
There’s the one Dave posted in Wilmette, there are also some in Evanston, Winnetka, Elmhurst, Melrose Park.
