Billy Corgan Has Competition In the Historic Patterson-McCormick Mansion: 1500 N. Astor in the Gold Coast
Another full floor 2-bedroom has come on the market in the historic Patterson-McCormick Mansion at 1500 N. Astor in the Gold Coast.
If you recall, we have chattered about Unit #6, owned by the Smashing Pumpkins’ Billy Corgan, which has been on and off the market since September 2008.
See our chatter on Unit #6 here.
This new unit also has 4 working fireplaces and inlaid hardwood floors.
The listing describes the kitchen as an “efficient chef’s kitchen.” It has white cabinets and what looks like marble counter tops.
The listing says the unit has 10 foot ceilings (Unit #6, below this one, has 12 foot ceilings.)
It has central air, washer/dryer in the unit and 1-car parking.
This new unit is priced at $2.995 million or $145,000 above Unit #6 at $2.85 million.
Marla Nyberg at Koenig & Strey Real Living still has the listing on Corgan’s unit. See the pictures here.
Which will sell first?
Katherine Chez at Baird & Warner has the listing on Unit #7. See the pictures here.
Unit #7: 2 bedrooms, 2.5 baths, 3739 square feet, 1 car parking
- Sold in August 2002 for $2.65 million
- Currently listed for $2.995 million
- Assessments of $1943 a month (includes gas)
- Taxes of $18,627
- Central Air
- Washer/Dyer in the unit
- Bedroom #1: 20×17
- Bedroom #2: 16×17
- Den: 19×12
Look, I love the Division Street bars as much as the next guy – probably more than the next guy! 😉 – but I don’t think I’d wanna live near them! Not to mention there are way too many currency exchange type places near here for this amount of money. Also, too much riff raff from the nearby Red Line.
…are you serious? Go stand on this corner. If you end up thinking “you know this area just doesn’t feel upscale enough for me” then you cannot be helped.
This neighborhood is not at all like Division. It is quiet, tree-lined, friendly and most of the properties are upper bracket and for a reason: it is The Gold Coast in all aspects and likes its exclusivity. I suspect the unit will sell for close to the 2002 price +
Despite all Billy’s rage, he’s still just a rat in a cage…
Ahhh another day another uninformed comment from Matthewlesko. Id urge him to go to that street or to check out the names of famous people that live on Astor St. before coming to conclusions that are inaccurate.
BTW – I have to give extra points to the rock star for keeping the authentic look for this great unit. If I were in the market for this type of property I would gladly reward Mr. Corrigan for taking such great care of the unit. The other unit that is listed for $145K more would be a real nightmare to un-do and return to splendor. Unless the new listing has a much improved floor plan or other value added feature I suspect that Mr. Corrigan will sell first.
I thought you guys were a little brighter than this…MathewLesko is the definition of a troll account. Google the name for Christ’s sake. Pay absolutely zero attention to what he says. His account should be banned btw, Sabrina.

Unit 6 looks much nicer with that grand staircase (unless that staircase is in the lobby. I can’t really tell).
I think MatthewLesko is a breath of fresh air here.
Is that one of those crazy ~$50k stoves? I don’t recall the manufacturer.
“Is that one of those crazy ~$50k stoves?”
Sure looks like it:

“I think MatthewLesko is a breath of fresh air here.”
he does make the usual dumb posts look not so dumb
” I don’t think I’d wanna live near them! Not to mention there are way too many currency exchange type places near here for this amount of money. Also, too much riff raff from the nearby Red Line.”
State St. is like a force field that keeps it out.
Why am I so wrong? Would you all feel completely safe letting your daughter / wife walk around this area at night? Ladies, would you feel okay walking around here by yourself? (By “around”, I don’t mean 1 block radius).
I wouldn’t walk around that area during the day let alone night.
I prefer Billy Corgan’s place (Unit #6). Although maybe unit 7 has the same original details and I can’t see them in the photos because the owner’s personal decor is in the way.
Um, my wife does walk around this area at night.
your wife must be a bad ass
I don’t feel safe walking around most places at night. I’m actually more afraid to walk around quiet suburbs. My friend lives in Northfield and the houses on his block are spaced far apart with lots of trees. There are so many places for a criminal to hide! His family never locks their doors or windows. I make him walk me to my car after I visit even though it’s just sitting in the driveway. Anyone could be hiding in those trees.
I can’t tell if you’re being serious, Jenny. If you are, I feel bad that you apparently live your life in constant fear. Seriously…Northfield?
I cant tell if I hope she is serious or not. either way it’s one of the best posts I’ve read not authored by gringoZ. esp the final sentence
I’m hoping you all are being sarcastic about this location being dangerous… this is one of the safest places in Chicago (if there is such a thing).
If you called the cops in need of a response to any of the streets in this ‘hood, PoPo would be there in under 60-seconds flat yo.
I’m with CH on jenny’s post!
Well its good to know that Billy Corgan has better taste than some ole lady on astor st.
“If you called the cops in need of a response to any of the streets in this ‘hood, PoPo would be there in under 60-seconds flat yo.”
Provided that the 18th District isn’t in a backlog due to the bars/clubs. Which is a frequent occurrence on Friday and Saturday nights.
Weeeeee don’t eeeeeeeeven care
Good grief, it’s the GOLD COAST, people! The richest and safest neighborhood in Chicago! (Co-incidence? Hmmm….) I’ve walked along these mean streets many a time and the only objectionable creatures are the toy dogs who for some reason just love them some ankles! (And, of course, their walkers who let them “use” the neighbors’ lawns instead of the alleys. Show some class please, folks!)
As to the actual building – I saw a unit for sale here several years ago. The owner was a society lady/fashionista with a strong “Goth” obsession: EVERYTHING was black! Furniture, appliances, even the bathroom fixtures…wonder what color scheme the new owners went for? Can’t help but wonder what her reaction would be if the place is now “pretty in pink.”
I was serious about my post. My friend was assaulted by a complete stranger in a perfectly safe neighborhood in the middle of the afternoon…. so, yeah, you can be kidnapped/attacked/raped in any neighborhood, in any part of the city/suburbs by a stranger. Once you realize these things happen all the time, no matter how “safe” a neighborhood is, it changes your perspective.
Yeah that is the same brand of stove that Charlie Trotter uses in his kitchen. The only difference is that his version is 13 feet long!
jenny wins this thread with that post. hands down.
And this is the nabe where cosmetics tycoon Marilyn Miglin’s husband was killed a few years ago, by the same guy who killed Gianni Versace. Even the crime is “upscale” around here (coke, not crack).
Crime vs no crime
For all the , “crimes can happen anywheres” , crowd
yeah, we know that
but some areas are more prone than others
Chicago is a dying city with some great housing options
The wealthy cant pay for it all on their own and the poor cant pay at all
and we know what the high higher highest taxation plan is destroying the middle class
So Billys place looks great
but with higher taxes in the future I would think downsizing is more in order
“but some areas are more prone than others ”
Well…according to Jenny…rapes happen all over the loop and Gold coast, during broad daylight, during business hours, by a total stranger. Because we know that’s basically the vast majority of sexual assaults in terms of the area and perpetrator.
“so, yeah, you can be kidnapped/attacked/raped in any neighborhood, in any part of the city/suburbs by a stranger.”
Jenny doesnt feel safe anywheres so there is not much we can do except to say buy a weapon, train yourself well etc
whoever votes for those who let criminals back out onto the streets,,
JENNY, YOU CAN BLAME THEM
I KNOW I DO
Jenny’s been watching too many episodes of “Law & Order SVU.”
why would 4 people vote down fanko’s post?
I know you guys make light of the crime around here, but it’s very real:

Billy’s unit is apparently under contract.
“Billy’s unit is apparently under contract.”
do you think he will take a big hair cut like nate berkus did? (pun wholly intended)
Billy’s unit sold for $2.5m.
