  4. I actually like the place except for that its in a crappy location for someone to take public transit to the loop but I still think its priced right for someone who commutes via car.

    Where’s the front door to this place though?

  6. Too far from Bucktown, not too close.

    Not super fond of that stretch of town. Feel like I hear about one shooting per year on that stretch of Ashland. Friend’s place broken into in broad daylight down there. Just not really confident it’s getting safer.

  7. That will take you a lot longer than 10 minutes, unless you can walk twice the speed of a normal human, the blue line is nearly a mile (almost 4500 feet)

    And yes, that is crappy, I currently walk a mile to work (not down Chicago avenue either…) which takes 15-20 minutes depending on stoplight timing and i sure as hell don’t do it in the wintertime also the blue line itself is super crappy, and the Chicago avenue bus is THE WORST bus in the city, I would die to take that bus and then transfer to the shitty blue line, omg I would die.

    Then again if I could afford a place for 550k, i’d probably just take a cab to work 🙂

    Many here feel that half a mile of city walking takes about 20 minutes.

  9. Well, the Division stop is actually your blue line stop there. So it’s not quite a mile.

    But it depends on where you work down town. If you work north of the river, you can take the Chicago bus. Know some people who do the Chicago bus to Michigan avenue bus thing to get closer to the loop.

    From Orleans (350 W) to Michigan avenue, it takes 20 minutes to Half an hour, pretty much any time of the day

    I lived across the street from this place for over a year. I would walk to Chicago Ave and head west. If there was an Ashland bus, grab it to the green line and zip into the loop (this was before bus tracker). Otherwise, continue going to the Chicago stop. It was about equidistant to the Division stop from the intersection of Chicago and Ashland. The walk down Chicago was easy. Lots of interesting buisinesses to check out.

    Neighborhood: The neighborhood in terms of crime is alright only. Not the best by any means, and not the worst either. I wouldn’t want my girlfriend walking alone at night… but day time seemed to be fine. Still have friends on the block I see regularly. Street parking is easy, it’s permited from Chicago to Pearson (only) for some reason. Eveything else to the north and west is open.

    Price: …. well, my friends bought a 5 year old 3bd/2.5ba duplex down about 2 1/2-3 years ago for $515,00 on this block. I think they’d be lucky to get $450,000 today for it. o for this single family, I’d guess $475,000 would get it sold for sure, and even $500,000 might be possible.

  16. 0.5-0.6 miles from the el is my outer limit, maybe a touch farther if it’s a decent walk or the house is particularly attractive or for the blue line, which is very convenient for my office. Wanting to be much closer than that cuts out a lot of houses.

  17. I think the place was on the market in the last half of 2009 some point. I remember seeing it but the outside was white? Did they paint it red? Check out the street view.

    If they were asking 1 billion dollars I would hope they get it and that sports and rock stars would choose West Town as their #1 place to live and own property.

    On the flip side, I would be sad if it sold for 50K and people where shooting and selling crack on the corner (I’m not so sure that doesn’t happen around here actually).

  20. That stretch of Chicago Ave. is changing rapidly with some nice places like Natalinos etc. It’s not the same without the dive tap room at the rear of Rothschilds Liquors. But there is another hilarious tap room behind a liquor store just west of Ashland on the north side of Chicago Ave. One time there was a cute Ukranian girl bartending, we discussed how Klitschko would’ve destroyed the puny Tyson if they ever had fought….close to Chipp Inn too and the Pollos Vivos place on Chicago Ave is still operating I think.

    No its just far enough from bucktown (and Jon) for me to be happy, just not a fan of west town i am happy about the changes that have happened since the late 90’s but not enough for me to feel comfortable.

    Its all personal pref’s but anything above 500k will take you long ways, and you really need to be dead set on west town for it to be an option.

  31. I lived one block west of here on Paulina. Took the Chicago bus every day downtown to work. perfect commute. if you need to get to the other side of the loop you hop off and get on the blue line, a little further to brown and just a tad further to red. I thought it was an easy commute especially with bus tracker….

    I live on Wood between Augusta and Division. It’s a really nice area, but there is some low income housing and there has been some crime since we moved here four years ago.

    I can’t comment on safety, but real estate prices go markedly up north of Augusta… I’d stay close to Division with my money. There have been a lot of property transactions in the boundaries you refer to even in the last 6 months. So, it remains a relatively popular place to live.

    For a nicely appointed single family home here on a standard lot, not too bad a price (I have not checked out the listing or house yet, but these photos should bring in showings at least).

  36. I saw this place yesterday. It is pretty short. Plus the whole house is just filled with cheap reno stuff from home depot clearance aisle. It is certainly liveable, but I would personally want to gut the kitchen, baths, replace interior doors and light fixtures, plus paint. Overall it just seemed tacky, particularly for $500+. My guess is this has to go sub $500 to sell.

  37. I know a few people who live in the immediate area, and all have been victims of various crimes, includng an armed robbery, a car break-in, a condo break-in, vandalism, and repeated intimidation by sketchy individuals. I think this one will drop some more in price.
