We’ve chattered about this complex before.
This is a southeast end unit which is on the top two floors. The listing says the balcony has tree top views.
Both bedrooms are on the top floor.
It has central air and the parking space is included.
As you can see from the pictures, the kitchen has not been updated. There are no pictures of the baths.
Is this a deal for the location?

Total deal. Yes, it needs updating and $500 for assessments seems high for a townhome, but $350K for that address? Deal.
Yeah, I agree. Everything you want in a place and I’d actually like to get a place like this that needs updating so that I could get it exactly the way I wanted it.
That kitchen is brutal. The bathrooms are probably even worse since the realtor declined to post the photos.
350K for a 2/2.5 on the top two floors that needs a serious update. Can’t say that I am blown away. Get it down to $275 and then we are talking.
On another note, how is this a townhouse? It is the top two floors of building, hence no walkup. Wouldn’t a townhouse need street level access?

But it appears to be a duplex condo, not a townhouse. If I understand correctly, the unit below this owns the nice big patio. This unit has french doors and a small balcony. So it really lives like an apartment.
$350k seems attractive at first, but wouldn’t it cost about $100k to rehab the kitchen and 2.1 baths? If all of my assumtions are correct, is $450k such a deal for a duplex condo?

Unless I’m misreading something, this is in the 6 floor building west on Waveland from the THs fronting the inner drive. So this is actually a middle unit. I believe that the THs fronting the inner drive are actual THs, with all 3 (or is it 4) levels in each unit. The end unit on the corner appears to be Unit #110, and sold (as a short sale) in Aug-07 for $620k.

I think you’re right. Another look at the photos seems to confirm that it’s in the 6 floor building. Not a townhouse.

RE 5747 Sheridan. I toured the place about a year ago when it was priced much higher.
The bedrooms you are referencing are on the middle (second) level. It’s hard to explain, but there is a large bay type window on the first and second floors. They split the floorplan on the second level, and created a strange open atrium type open space that extends from first to second floors.
On one side of the second floor is a bedroom, other side is an open office type room (could be convereted to a 3rd BR). Strange but somewhat functional. The rooms are good sized, but funky shapes. Penthouse third floor master has lots of potential and great space. Nice roof deck.
My significant other would not fare well outside the greenzone. If she could handle the vibe in Edgewater I would be all over this place at this price. Great access to the beach out your back door.
Not sure why assessments are so high. I presume it’s because it’s an older concrete building that may need upkeep.
Very nice place in wonderful location for the price. You can’t really compare this location with Edgewater, as much as I like Edgewater.
I’ve seen much worse deals for way more money in Lakeview. The kitchen and baths will be relatively easy to renovate and the current decor doesn’t matter at all- did you ever move into a place that didn’t need redecorating to your taste?
The 57xx Sheridan place looks awesome. If my kid gets into Decatur I could be interested.
Unit 101a is a 3 bedroom 3.5 bath townhouse listed for 450k, 2,850sqft.
