This 2-bedroom at 900 West at 900 W. Washington in the West Loop just came on the market.

This is a new construction building with 22 units and a garage.

It is built to blend in with the aesthetic of the neighborhood with black industrial looking floor to ceiling, sound resistant windows.

There is private elevator access.

It doesn’t look like there are any building amenities, however, such as an exercise room.

I’m also not sure if this is a doorman building. Nothing on the building’s website says there’s a doorman.

The prices range from this 2-bedroom unit at $1.1 million to a 4-bedroom penthouse listed at $5.5 million.

This 2-bedroom unit is just 1573 square feet.

The unit has radiant heating throughout the entire unit.

The kitchen has custom Scavolini cabinets and Subzero and Wolf appliances.

The baths have marble and silestone with polished concrete floors.

This building is at a whole new luxury price point for the West Loop.

Can it handle it?

And if the units sell quickly, will the West Loop become the next premier luxury address in the city?

  1. beyond ridiculous…$1.1 million for a 2bedroom in the west loop with concrete floors on the 3rd floor. Whats the point of all those windows when your view is of a busy street with lots of traffic. I wouldn’t want to keep my windows open where every passerby can look in. I really don’t get the draw of the west loop. All they have in the west loop are over priced restaurants and bars.

  2. I don’t agree with the pricing of this unit either (for Chicago), but alas – the market will decide I guess. I’ve never been able to figure out why one concrete box in Building A is a million, while another concrete box across the street in building B is 500K. Yes, I understand amenities and the prestige of who else lives in neighboring said concrete boxes, but still….

  3. I remember when they first marketed this building that the penthouse was “sold” already… what happened to that?

    And I have to laugh at this pricing… really? 700 a sqft here? just lol

  5. I’ve been following this buildings postings for a while and I really dont understand whats going on with it. They had a 2bed and penthouse listed as pending a long time ago, but clearly neither of those materialized. As far as I can tell nothing has sold in the building.

    It’s also worth noting that the 2beds in the building had been listed ~1.45 m in the past, so the 1.1m listing actually is a significant price reduction. I don’t know who they think would pay nearly 1k (or 700+) per sqft for a no amenities/doorman building.

    I think by any reasonable measure the building has to be considered a massive failure. The Hayden is another luxury building in the area that priced mostly around mid 600s/sqft and is sold out preconstruction. This building has been finished for months and is basically dead on arrival.

    I feel like there has to be more to the story of why they are keeping their prices so high. They’ve been trying to sell these for 1.5+ years so the market has spoken.

  6. $700/sqft on the third floor in a basic building with no amenities… ya that’ll be a NO from me dog. Should be half the price.

    I don’t think it’s been finished for “months.” Just because the exterior is done, doesn’t mean the interiors are finished.

    Also, in order to get the construction loan they would have had to sell some of these (most likely.) I’m not sure if any are sold or not.

    Additionally, the Hayden sold out pre-construction but those were all larger units and they were selling it before McDonald’s opened. Now that McDonald’s has opened and people have figured out that hundreds of McDonald’s employees aren’t looking for places to live in the neighborhood, it simply isn’t as hot as 2 years ago.

    The market will speak. If these are overpriced, they will have to adjust the pricing as other buildings have done (like the Ritz on Michigan Avenue, for instance.)

    They are building everywhere in this neighborhood. Soon, there won’t be any surface lots left. Which is a good thing.

    There’s another new construction condo building that is advertising now at 1400 W. Monroe. From the $600,000s and up.

    Thanks for the update. That’s a new record for the West Loop, for sure. Heck, that’s among the highest paid in the city year-to-date.

    And this building doesn’t even have a doorman!

  11. Sonder should buy a unit or two in here. Please tell me there will be lux short term rentals in some of these buildings. The other unit owners shouldn’t mind since the type of person who actually buys in a building like this is rarely in town on the weekends anyhow.
