This 2-bedroom penthouse in Case Study at 156 W. Superior in River North recently came on the market.
Some of you may remember this property because we chattered about it in 2013. You can see our chatter here.
If you recall, Case Study was designed by Miller Hulls in 2006 and has just 11 units.
This penthouse is a duplex with the living areas on the main floor and the private rooftop terrace on the upper floor.
It has a private keyed elevator and 3 outdoor spaces, including the 1200 square foot terrace.
The kitchen has Arclinea high gloss white cabinets, Gaggenau appliances and a 14-foot kitchen island.
Are those concrete floors throughout?
There is also an Elan G smart home system with central remote.
For those with cars, a rare 2-car garage is included in the price.
In 2013, Case Study was in its own little world with an old motel across the street and empty parking lots nearby. But in 2017, there is new construction everywhere.
The old motel is gone and has been replaced by a high rise apartment building directly south of this unit and its rooftop deck. See the picture below.
In 2013, this unit went under contract in just 3 months.
Will the change in views be an impediment to the sale this time around or will city dwellers shrug and go with the flow?

A colleague of mine lives literally next door, his corner unit looks directly at this building ( you can see his couch/living room in the terrace photos, haha )
The roof deck actually looks pretty sweet – They hosted a wedding up there last summer I believe.
He can’t quite afford this unit but looked at the unit directly below it ( 501, I think ) , and said that with the new high-rise across the street and other new construction, that unit doesn’t get much light – i Imagine that it’s the same case for this unit, although from the pictures it really doesn’t seem that way.
That being said – 2.4 million is a lot of money, and I think there is a LOT on the market at that price point in this neighborhood. ( or gold coast, lincoln park..etc )
Is this virtually staged? Furniture changes from photo to photo. In #20, there are two orange chairs by the island. Gone in #21. Seems odd.
I remember lying JZ said a few years ago that this building’s views wouldn’t be blocked by the new building across the street… LOL what a shilling POS
Oh yeah but nice place, and yes those are cement radiant heated floors… what kind of finish is on them, high gloss sealant? I would like mine to look more like that
I just don’t see how this place is worth anywhere near $2.4. It is nice space but just 2 bedrooms. It is no where near 3000sqft unless you include the terrace.. .maybe 1850 of actual interior space. The terrace is dope, but not 2.4 million dope imho. They must be waiting on a stupid NYC relo or athlete.
I bet i could sell this monster in one weekend.

Place is really nice, but, while it’s (mercifully) not located over the stove, the micro looks like a focal point viewable from basically the entire living/dining room.

polished concrete. no sealant. it’s done by grinding the concrete to a smooth, polished finish. it’s a relatively expensive process.
I don’t think it is virtually staged – – they should have just removed the stupid orange chairs for the entire photo shoot.
This place is NICE. Really nice…but not $2.4MM nice.
For $2MM there is a 5-bed SFH with a sweet side yard AND some fairly awesome roof deck action to boot…For sure if you were married to this general area you could probably do better price wise but I think they focus here is a buyer who wants something that is truly unique…kinda like buying art. The value is harder to assess.
Here is the house on Cleveland. They have been using it for catalog photo-shoots…the most recent one was for Jayson Home I think….Also they shot an episode of Chicago PD inside….

You’ll need the real Chicago PD with the shooting gallery that is the immediate area! I wouldn’t touch that location unless Marshall Field homes are demoed.
Awesome home! The rooftop terrace is amazing, really unique to get such great outdoor space in the heart of the city. And that kitchen is a dream. Only wish I could afford to buy it!
@ yoss: MFG Apartments undoubtedly has a problem – – a management problem…and that probably has something to do with why the folks who own the Cleveland Ave house haven’t been able to sell for over three years now.
At MFG, they need to figure out how to eliminate anyone who isn’t on a lease and then weed out the bad apples that do have leases. It has been vastly improved since Related bought it (and the on-site management company) but as last week’s shooting shows, there is still room for improvement. The vast majority of folks who live there are just fine however. IT is the “visitors” and residents who have managed not to be named on a lease who are a problem.
MFG also isn’t going anywhere for another 30 years due to extended use that runs with the land. Then again, this house located one block further west would have sold for it’s asking price long ago.

Great – in 30 yrs this might be worth asking price. I don’t disagree about MFG being better – I drive by it all the time and see them renovating the units. But I also see the undesirables around and drug sales happening. Please show me one example of an all low income housing unit of a similar size that doesn’t attract the criminal element. The mixed income housing seems to have fewer issues but I’ve yet to see an example of an all low income one.
As for the property this post is about – I don’t like this area of RN. I prefer being close to Erie park. The 4BRs in the Ronsley are similarly priced and better in my opinion. And they are new.
Liz – there was literally a drive by shooting there last week on Sedgwick a block away that hit 3 innocent people
Oh, nevermind I see you saw that… but also that house is literally across the street from ‘crack city’ that tower that has a 24 hour open air drug market going on around it… you couldn’t pay me to live in that beautiful house, and I live in a crib chatter dubbed ‘sketchy’ area lol
re: Cleveland house–I understand why they have that split unit in the studio/office/gym, but gawd is that ugly and out of place with the rest of the home.
Given that the ask is less than the teardown value were it just across North, it’s really saying something about that immediate area.

Because we compare prices by the square footage for the most part. A 3,000 square foot 2 bedroom is not the same as a 1,100 square foot 2 bedroom.
With that said, does this “private terrace” share the other half of the roof with the common area pool? That makes it not so “private”. Its still really awesome. But I’d put it at $1.99MM not $2.5MM
Sonies: I thought “crack city” is one of the buildings in MFG? The two towers on Cleveland are age restricted: 55+ and 62+ – – I am not saying that age restrictions = no drug use (especially since 55+ means only one member of the household actually has to be 55+ so there are quite a few kids living with grandparents there). “Open Air Drug Market” – – is that a quote from that DNA article a few years back? I was wondering if the author had actually been to the 1300 block of Cleveland in the past 15 years.
