It also has all the features that buyers look for including central air, washer/dryer in the unit and garage parking is available for $30,000.

There is another unit with this floor plan also currently on the market but on the 20th floor.  It is listed at $299,900 plus $35,000 for the parking. Similar finishes. It went under contract in just 6 days.

  1. I remember reading comments from other readers on this site, around year 2008-2010, about water seepage problems in this very building. Did or does this building have these issues? I have heard over the years that many buildings that went up during the boom in the South Loop have serious construction issues.

    What have you all heard?

    I have a friend who lives in this building and they had a rather substantial special assessment a couple of years ago to redo all windows.

  3. I lived in the building and still have friends that live there. Yes, there were large special assessments,but from what I hear,the building is in good shape now in regards to the water infiltration.

  4. Yes the politically connected neighbor of Daley builder acted as the GC and screwed the owners of this tower. Made bad seals around the windows. Right after occupancy issues arose in small number of units and were dealt with on a limited basis.

    They should have revealed bad work sealing around ALL windows. That did not happen. By the time this was finally discovered all units had to have the drywall ripped out on the window wall. Windows removed and or revealed and drywall repaired. How do I know this? We owned a unit. Special assessment started at 25k on a small unit and went up on larger units.

    There was a lawsuit that ended in a minor settlement. How interesting that the building department had “lost that file” and could not supply the inspection records. What a joke. Typical city skirting it’s share of the blame for not actually inspecting poor work.

    On the plus side the repair work was done well and the board took care of the financial issues. In the end it is a well run and financially secure building. At this price point the unit listed could be a good option. Location is great and Feb views and access to the lakefront is really a great feature.

    Only downside is having to listen to all those booos….and chants to bench Cutler on Sinday afternoons. That’s a guaranteed side deal with this space
