This vintage 3-bedroom at 2043 W. Farwell in West Ridge came on the market in July 2023. (Sorry, no picture)

Built in 1925, 2043 W. Farwell has 6 units and private garage parking. The listing says the building is professionally managed.

This 2000 square foot single floor unit has many of its vintage features including base and crown molding, a decorative living room fireplace, arched doorways, a foyer, a separate dining room with wainscoting and built-in bookshelves.

It has hardwood floors throughout and plantation shutters on the living room windows.

The unit has a “chef’s kitchen” with french doors, dark wood cabinets, granite counter tops, stainless steel appliances and an island with seating for 3.

The primary bedroom has an en suite bath, which is rare for vintage units, with a bathtub. There is also a second full bath.

The listing says the unit has new windows in all bedrooms.

It has the features buyers look for including space pac cooling, washer/dryer in the unit and a private garage spot.

The building has had a number of recent projects. The listing says those include “tuck-pointing on the south and west walls, the west side plumbing stack for all kitchens was replaced, garage doors painted and a new hot water heater in 2023.”

The seller is giving a credit for a planned project special assessment. The public listing doesn’t provide the amount.

An agent who saw this unit says on Redfin it has north, west and east exposures. There doesn’t appear to be any outdoor space.

This building is a half a mile from the Rogers Park Metra stop and near Warren Park and Indian Boundary Park. Shops and restaurants are nearby on Devon as well as Clark.

There are a lot of these classic 6-unit buildings with these large 3-bedroom units in the West Ridge neighborhood.

    I’m only seeing spacepac vents in the small BR, its possible that they’re clipped from the photos but I’d want to verify

    Barring a need or strong want to be here, you could do better in the suburbs

    Could you? Which suburb?

    Evanston? Oak Park? Park Ridge? Those would be the “similar” types of suburbs that someone looking at West Ridge would probably also look at.

    Only 5 properties available in Evanston at $375,000 or under with 3 bedrooms, 2 baths and 1 car garage parking. This is the only one even close to the 2000 square feet. But it’s a co-op with HOAs of $1980 a month.

    Not sure you can do “better” in the suburbs with these finishes, square footage and the garage. Suburbs have been red hot the last 3 years. Prices have really risen. No one looking in West Ridge would look in, say, Elgin, for a vintage house.

  5. Could get this brick Queen Anne down in Beverly for $365,000. But square footage is just 1185. You do get a yard and 2-car garage though.

  6. Nice unit. If you want a big classic vintage condo on the cheap this is one way to get it. My beef is no outdoor space and kind of a dull neighborhood. But you’re not far from Loyola or the restaurants on Devon.

    JohnnyU. Tsk, tsk. Do you have ANY clue about Chicago area real estate? Someone is going to tell their real estate agent: hey, let’s go look at this 3-bedroom in West Ridge and, oh yeah, let’s look in Lombard too.

    West Ridge is a very specific, non-GreenZone neighborhood. Someone looking there is there for the parks, the vintage homes, access to public transportation. They may work in Evanston but can’t afford to live there.

    In Lombard, there are 3 houses that meet the criteria and price point of the West Ridge property. This is the closest in square footage. They’ve updated it nicely. It’s further than a half a mile from the Metra stop, however. They are selling after just a year for more, of course. Listed at $365k.

    I don’t know why you think Lombard is necessarily cheaper. It used to be 10+ years ago. But many buyers are priced out of Downers Grove so they have been going to Lombard, pushing up those home prices. They’ve been building apartments in the downtown too, and at Yorktown Mall. There’s a bit more buzz about it at least.

    Berwyn has 10 homes. Those are mostly bungalows so someone looking at a 1925 condo might be interested.

    Again, someone who hasn’t lived in Chicago in decades really has no clue what has gone on in both the city and the suburbs and especially over the last 3 years. But keep on being an “expert” about those suburbs JohnnyU and how a buyer could do so much better out there. That’s not necessarily the case.

    By the way, thanks for making my argument about the low inventory come through loud and clear. 3 homes at $375,000 or less in Lombard with 3 bedrooms and 2 baths? Wow. There is NOTHING on the market. I feel for those buyers who are looking. No wonder there are bidding wars. Nationwide, 39% of properties have multiple bids, up from the pre-pandemic level of 25%.

I don't know. But you do have an option. Lol. But that's all you're getting in the burbs. Hard to get an updated house in the suburbs with 3/2 and 2000 square feet and a garage for $375,000. And it's not likely to be cute vintage like this condo. Chicagoland is a hot market. Prices have gone up. This condo is a good townhouse or SFH alternative for many buyers.

    Nope. It’s clear they cannot. How many more suburban cities do I need to look at to show you that you can’t get anything even close to this unit for this price?

    I know it’s hard to keep up with Chicago, let alone the suburbs, from far far away. Especially when you haven’t lived in a place, or even visited, for many years. This market is moving fast. Record low inventory is here to stay and the job market is still strong.
