Crib Chatter Going On Vacation This Week!
I just can’t take this yucky weather another minute.
Where’s spring?
Even the housing market is lame right now.
I booked a last minute deal on CheapCaribbean.com so I’m jetting off to Jamaica for the next week. (Can you even believe how cheaply you can get some of those deals?)
At this point, I really don’t even care how nice the hotel is as long as there is a beach. ha!
But you know what that means for Crib Chatter. It will be on vacation schedule starting tomorrow through Tuesday April 2. That means just one post a day. Sorry if you get bored while I’m gone.
Usually I do “mansion week” or something like that but since it’s so last minute, I’ve come up with a few other ideas instead.
Inventory HAS picked up but it’s not going exactly gangbusters. Let’s hope as the weather improves, so does the number of homes on the market.
We used Cheapcarribean for our honeymoon. The hotel we got was great. The only disadvantage of going off season is that a lot of the local attractions are closed unless there is a cruise ship in port. Luckily the hotel has everything you need and if the weather is great, who cares about a few museums.
since posts will be low this week, serious question for the chatarati: What do you think about the concept of Pocket Listings?

Totally rehabbed, vacant…and yet the lis pendens was just filed in February. I don’t see any record of transfer of ownership, no deeds, judicial sales, no other previous listings of the property. And this appears to be the same rehabber who does most of Park Ridge, because it’s the same backsplash in every house.
are rehabbers so desperate for inventory that they’re contacting pre-foreclosure homewoners? Are they rehabbing the properties and then sharing or splitting the profits before the foreclosure goes through? Seems like a risky proposition but if done right, could be the ‘edge’ a rehabber needs to get the cheap, choice properties for the profit.

I tried a pocket listing. it was a total waste of time. the realtor kept telling us how great it would be and with no inventory they would have so many people interested. we had ZERO showings from it. When we went live on the mls 2 weeks later we had 10 shiowings the first week.
With Dodd Frank and all the other rules out there, how is it that realtors can still get 5-6% commsions. That is criminal in most other jobs. And what do they do? tell you to lower your price until it gets sold? anyone can do that
And HD that is not an interesting home, thats a 500k piece of 60’s shit in the republic of Park Ridge with your typical polish renovation.. that backsplash is a dead giveaway as only eastern europeans would find that asthetically pleasing

OK so my comment was inarticulately phrased, but, I meant that the situation (rehabbed but no deed, foreclosure) was interesting, not the home itself, and especially not for half a million dollars (but it will sell)

Seems idiotic frankly, unless to maintain privacy. Is the property really so different from others that you need to do a pocket listing to get a sense of price. And if it is that different, wouldn’t you be better off getting more exposure to really test the market. If it isn’t that different, you should have a decent sense of price and if you really want to sell, then get as much exposure as possible.

Its not exactly back to 2005 to 2007 yet is it. I am aware that there are some quick contracts for well priced properties but not bidding wars for average places at top dollar.
A pocket listing is a tool that can be used correctly on a very specific targeted buyer and a special property. It is really not that different from a realtor suggesting that they will get someone in early before a place goes into the MLS and everyone has a chance to get the place.
My neighbor just used that technique correctly. They did a successful pocket listing for his place and have executed a contract. They have a child and his wife is a minor celebrity so they did not want everyone coming over to see the place.

HD – this is an interesting find.
According to the MLS they owe $295K on 2 mortgages…I think your theory may be correct. That would sell in a day at 295K for over asking right now.
Whats also weird is they show pictures of the old kitchen on the MLS as well.
Probably right its an inside job. Inventory in this area is nuts right now. Look at Edison Park – everything is under contract in days. Park Ridge is slower but also no low and mid range inventory.
the low end stuff goes quick and that’s what seems to be selling mostly too. the 3 beds with 2 baths even on busy streets sell in the $300,000’s these days. high 300’s just sit. I see morons trying to price old homes that need work for like 300$ Psf like its 2005 again. some realtors never. learn.
Edison Park has alot of Mid range going quick 500K range. Pretty surprised how quickly things are going under contract around there. I think I waited too long and priced myself out of that hood.
