Developer Cutting Prices at Printers Corner: 170 W. Polk

We’ve chattered about various of the developer’s sales incentives at 170 W. Polk, or Printers Corner, in Printers Row in the South Loop. The 88-unit building started closings in 2007.

The developer tried free parking a year ago and then in the fall a special financing plan (plus the free parking.)

Now, the developer is simply slashing prices in a “developer closeout” (and, of course, giving away free parking.)

Unit #1208, a 2-bedroom/2 bath, just recently came on the market at the new developer pricing.

It’s definitely cheaper than some of the prior sales.

Is this a bargain now?

The Tribune reports that nine 2-bedroom units remain for sale from the developer and that 14-units sold so far in the building this year.

  • This size unit was previously for sale in the upper $300,000s
  • Currently listed at $329,000 (parking included)

  2. I don’t think these places look like anything special – it’s no wonder they aren’t moving. And the listing agent could put a few more pictures on the site other than the exterior of the building, some kitchen appliances and a bathroom counter. You should try to get people to WANT to come and see the place… These days, I’d go west loop over south loop.

  5. Price still seems high for a not so great cooke cutter property. And wow 2 interior pictures posted by the realtor. They really went over the top to market this property… way to go buddy!

  6. The property hasa website, too. And the website claims that they have only 2 08-tier units remaining.

    The floorplan makes it look like it’s more of a 1BR + Den, as the 2d bathroom is almost as far from the 2d BR as possible. Not that I think they should have laid it out differently, given the space available.

  7. It’ll sell. Vetro had an 1133 sq ft 2bed/2ba that sold for $310k.

  9. Yeah if you trust that website. It was recently revealed the developer of Odyssey Lofts made a mistake on their banner when they said “Only 15 Units Left”. I think it was found out later that that banner should’ve instead read “Only 15 Units Sold”.

For those of you who like comparing and contrasting new construction in this part of the city (Printers Corner, Vetro, Astoria Tower, etc.), we just posted up the latest prices for Library Tower: http://yochicago.com/today/loop/sales-update-lennar-cuts-prices-adds-parking-for-remaining-library-tower-condos_8745/. There’ve been cuts of $19,000 to about $60,000 on some homes in recent months.

  12. A nice building but one of the units remaining has a wonderful view of tin rooftops out of EVERY window. The developer took prices down to a more market reality.
