Right on the EL and very cookie cutter
Right on the EL, but the Brown Line is at street leve at Rockwell and you’d be surprised at how much noise that cancels out. I have a friend who lives a few blocks west near the Francisco stop and you’d never know the train line was right next to his building.
I’ve always kinda liked this place though it is basic latter-day cinderblock and ugly brick construction. It’s a nicely scaled and proportioned development and the interior has some interesting, surprising spaces as well. Agree that the train is plenty quiet here.
Half a million was nuts and even in the low $400s I’d think you would have a hard time getting that nominal price back in the medium term.
This is a neat hidden area with some coffee shops, etc in a largely residential area. I thought it was neat when they first built it. Not aging well architecturally, but nice sized and functional units. Ditto on the El being quiet over here.
I like this place, though that third bedroom is kind of small. Very light inside and some nice outdoor space. Good location as well. I think they could get $400K.

The train may be relatively quiet near Rockwell but this building is built about 15 feet off the tracks and there are very noisy crossing barriers on Rockwell that drop and ‘beep beep beep’ all day long and every time a train goes by. The beeping does turn off at night and I believe doesn’t start again until 7AM-ish.
I live in this neighborhood and love it but this building is just a little too close to the train and the train crossing to justify those prices IMO.
It’ll be interesting to see if #307 actually closes at $469k, a price that looks too high given 304’s current ask.

Wow, #307’s kitchen looks to be a nightmare of a layout! I’d like this unit a lot more if it were the NW or NE corner. Being right on the tracks and street are going to ding it I think.

The building (and presumably condo assn) is “Rockwell Crossing” and it’s located in Ravenswood Gardens or Ravenswood Manor – I keep getting them mixed up, help me out.
Ravenswood Gardens is east of the river, Manor is west.
