We’ve chattered about some of the unique units in this building before.

This particular unit has 15 foot barrel vaulted ceilings in the living room along with a wall of exposed brick.

It also has a 1920s decorative fireplace.

The kitchen has maple cabinets, granite counter tops and stainless steel appliances.

However, it doesn’t have central air (window units only), washer/dryer in the unit or parking.

It sold just 2 years ago for $210,000.

This time out, in a much hotter market, they’re trying for $269,900 (and yes, it’s the same kitchen as the 2011 sale.)

  8. Whatever you think of the bathroom/kitchen photos, there’s no denying this is a unique 1 bedroom, and it sure beats the cookie cutters one usually sees. I love the LR ceiling, and though I’m not a fan of brick interior walls, at least it’s not overdone here (just one wall, from what I can see). I even like the kitchen, though it’s small, because I’ve always had a thing for galley kitchens. Great location, too.

    Problem is, you pay for all this uniqueness. Nearly $300,000 for a 1 BR in this area with no parking seems a bit high. Not sure who exactly would be the target market. Young people who typically buy 1 BR would be turned off by the price. Older people (married couples with kids out of the house, for instance) typically want at least 2 bedrooms, especially for this type of price, and parking. Maybe this would be good for an elderly person with plenty of money and good architectural taste who lives alone, doesn’t want a lot of space and doesn’t mind walking/taking the bus everywhere. Now that’s a narrow target market!

  10. Agree with comments of Dan#2 and Swannee, This is a great apartment, but there is a very thin market for $300K one bedroom units with one bed, no w/d, no parking, no c/a and ugly bath tile. I would be that market, making allowances for the bath tile, except that, like most single older women, I can’t afford the place.

    I can understand why 2 bed units priced at this level in this prime area are flying out the door, but the price might have to be adjusted substantially for this unit to find its buyer, in spite of the exceptional beauty of the place.

  12. I’m not nuts about the exposed brick, either, and I’m dismayed by the number of rehabbed courtyards up at this end of town (Rogers Park) that have been defaced this way. Not only do I not care for the way it looks, but uninsulated brick walls are heat sinks and make for monster heat bills. I see no sense in them.

  15. Measurements are off on this one. Great room is closer to 15 x 21. Total unit square footage is about 700.
