This 4-bedroom vintage single family house at 3055 W. Logan Boulevard in Logan Square has been on the market since June 2018.
Built in 1901, it has many of its vintage features including the original hardwood floors, leaded windows, moldings and archways.
The listing says there is updated plumbing, electric and roof.
The kitchen is newer too with what look like black (dark gray?) sleek modern cabinets and open shelving, stone counter tops and stainless steel appliances.
It has the preferred layout, with all four bedrooms are on the second floor.
There’s one bathroom on the second floor (looks to be accessed through the master bedroom), one full bathroom on the main floor and a half bath in the lower level which also has a recreation room.
There aren’t any pictures of the lower level in the current listing, but the 2015 listing showed ceramic tile floors and partially finished ceilings with lighting. There was a pool table down there so it was usable space.
This house is on a smaller than normal lot measuring 30×91.
It has a deck over the garage, which is a rare 3-car garage.
There’s gas heat and no central air, just window units.
Originally listed at $749,000, it has been reduced $60,000 to $689,000.
Is that a steal for a single family home right on the Boulevard in one of Chicago’s hottest neighborhoods?

so, ignore the 60% done reno on the place, and assume that it was redone “right”, with a reconfigured, 3-bed, 2-bath second floor, a half-bath and larger kitchen on the 1st, and a basement that is finished (but perhaps rustic) with a 3/4 bath and ‘bedroom’, rec room, and proper laundry.
What’s *that* worth in this precise spot? Does that touch a mill? I don’t think so, but maybe pretty close?

3 bedrooms share a bathroom that is down the stairs, and in the kitchen.
I’m inclined to say this place might get more value by getting rid of one of the 2nd floor bedrooms and putting in a bath/laundry room.
The property is also on an alley and is next door to the old Jam Restaurant spot. I’m sure the dumpster/trashcan smells in summer are just lovely.

Okay, I haven’t looked at Logan listings in a while and I’m too lazy to look up the details on this place, though I do have that specific location and lot in mind pretty well, but I’m going to say a modern but not lux reno of the place is easily $1mm.

I looked only casually in Logan Square, so maybe the sheer lack of places at that exact location is a huge factor, but I have trouble seeing any rehab in Logan Sq of around that size, 3 bed, 3 or 3.5 bath going for easily $1m. The houses that seem to hit $1m there are generally larger and new construction

You can streetview right thru the alley. There is nothing one would call a yard, but there is a little more than a mere gangway bt this and the house to the east. So, probably just enough to require maintenance, without being really usable.
And no, you aren’t odd for wanting some yard, but some people want no shared walls, but also don’t want to care for a yard (even if contracted out). This might fail for both sets.

At our new (to us) SFH, we’ve got a pretty nice backyard, as far as having a good sized, level area of grass for kids to play on goes. But we’ll be covering as much as possible (stone, concrete, etc.), as soon as possible, and in another couple of years, we hope to do a room addition (it’s a small house) that would pretty much cover the rest of the grass. Water bills have been about $250/mo. That’s nuts.

you may want to check for a leak somewhere. as someone who has a decent yard with grass, there is no way that’s from watering it
I’m inclined to agree with marco. I’ve got a small yard, but not abnormal for Chicago (30×125 lot, but my house extends back a bit farther than the neighboring ones), and a small garden (which I plan to expand), and my water bill is pretty negligible.
Regarding the water bill – Is that with your own meter, or on the old system?
Regarding the house – being at the convergence of three alleys and all those dumpsters has to be fun. No central A/C. Agree with changing one upstairs bedroom to a bathroom. Blue kitchen cabinets and one open shelf would get tiring.

We use a lot of water and do get to $200-250 a month on the water plus sewer, but not on water alone, at peak of summer.

I have a decent sized back yard with an approximately 12×12 lawn and plenty of raised planter beds. We water often including our parkway which has plants. I also have a toddler that plays with her water table and hose all the time. I just got my water/sewer bill for mid-june thru mid-august (3 months). it was about $70 which excluded garbage.

for those paying that much for water you should really start checking for leaks or running water.
I have an SFH unmetered water line. It’s less than $100/mo for both water and sewer. I think my last 6 month bill was about $550.

That’s more than I paid last year for 12 months, also in SFH. Like 50% higher. Including garbage.
Probably going to be ~$100 higher this year, mainly bc of the leaking toilet and a faulty boiler pressure tank.

At peak, yes $500+ for water plus garbage for 2 month bill. (The garbage multiplier is garbage bc my garbage doesn’t scale w water.)
Made me look. I think I also had some toilet tank leakage issues but most of it is from yard watering. A couple years ago was around 12k gallons per 2 month bill in non summer, which increased to close to 20k gallons in more recent non summer periods. I have had at least two toilets w leakage, one of which I fixed (I guess I’ll do the other one now).
But peak usage during a summer period is 50-60k gallons, so the increment above 20k is pretty clearly outdoor watering and not leaks. Yard is really green!

The non-summer 18k or so is pretty clearly leaks. Hopefully it’s the toilet bc that’s the only thing I can think of. But we were consistently at 12-13k before in non summer. I don’t really have a theory for why we’d be 30% above you, unless there were already leaks. I don’t think we’re exceptional water users outside of summer.

I switched from unmetered to metered water. You really do save 50 percent on your bill. I’m also an avid gardener, and use a lot of water; I’m still saving almost 50 percent over unmetered charges.
We pay about $200/2 months for water/sewer and trash. Metered with 3 baths, six people and a double lot. It’s cheap.
And as someone pointed out, annonny probably does not live in Chicago.

I did some investigating after moving so a SFH in the burbs and getting a much larger water bill than expected and found that typical water usage is considered to be 80-100 gallons per person per day. A couple with no kids should be using 9000-12000 gal per 2 month period, assuming negligible outdoor water usage.
If you are using significantly more than 100gal/person/day, you should probably start looking for leaks and/or consider replacing any old water-using appliances such as dish and clothes washer.

Family of 4, limited (but some) outdoor usage, and it’s usually 5 or 6 thousand.
The past couple of days, my version of this site has been targeting me with Nike ads. I imagine that certain other regulars are seeing ads for tiki torches and Beluga vodka.
And yes, I no longer have the benefit of residing near one of the nation’s largest bodies of fresh water.
Let’s see: One bathroom upstairs and it’s in the MB? Great if you have kids to have them trooping into your room at night to use the toilet (or having to run downstairs). Talk about poor planning. I realize it’s an old home, but I can’t believe in all these years no one fixed this issue.
I do like the look of the place both inside and out, as well as the deck. Location is a little iffy, especially for a family. Logan Blvd. is beautiful of course, but next to an alley and alongside a restaurant doesn’t sound good. If you look at the Google Maps street view, you’re basically dealing with an outdoor sidewalk cafe almost in front of your home.

I’m not sure converting it to a SFH from a 2 flat was a good idea. (I assume that’s what we’re looking at here…) While it’s on the Boulevard, which should get premium pricing, the alley, and proximity to the storefronts to the west is unfortunate. AND, you have to suffer through the Logan Square Farmer’s Market while it’s in season. It used to be a modest little farmer’s market, with a little food, a lot of produce, and not a mob scene. Now, you get hipsters picnicing on the parkways, wrecking the grass, making noise and playing annoying music. No yard makes this a no-go for me, and that spot under the porch that’s open to the alley (in the Google Streetview) looks like a great place for homeless to sleep and drunks to take a whiz in.
