I really like Ranquist developments and think they do some interesting stuff but can’t understand why in some of their multi-unit buildings they have master suites without bathroom doors. No pocket doors, no water closet, just open to the rest of the suite, like the subject property.
Just a really strange design choice.
The color scheme photographs a *lot* better than the two prior listing viewable on RF, but i still don’t like it.
It’s fine for what/where it is/when it was built.

The ’08 buyer had almost the worst possible timing, and everything after teh ’13 sale showing the ~$50k in ‘dated’ cosmetics/mechanicals.
If it doens’t go quick-ish, close to ask, it’s not a good sign for the market.

they floorpan is a tough sell for a young couple that may even consider having a kid. bedrooms on opposite floors just doesn’t work with a baby or young child. I can see why this place turns over often.

I looked at a unit above this one. It wasn’t that exciting. Low ceilings. Not a ton of natural light. View of the alley. This duplex at least has some cool factor.

My three cents worth:
1. “Patio” is nice, but I would worry about flooding and damp being below grade.
2. Color/sheen/photography – especially the dark walls – shows the seams and flaws in the drywall.
3. Shelving preventing opening breaker panel – poor choice of photo, for who knows what other violations or inspection issues lurk!
Also agree on the bathroom door – looks like it’d be easy to add, especially with the switches right inside the bathroom by the counter.

This was the “in” thing like 20 years ago in these “modern” buildings. I don’t get it either. I hate it in hotels and certainly hate it in my own home.
Some of us want privacy!
