Burling is an interesting street north of Diversey as it has many vintage buildings yet few people venture down it. It lasts just one block.
But this top floor 2-bedroom at 2900 N. Burling is within just a few blocks of Trader Joes, the movie theater and all the shops and restaurants of East Lakeview and East Lincoln Park.
The El is just a few blocks away.
This unit has many of its vintage features including built-ins and a fireplace. It also has a big front balcony that overlooks the tree lined street.
The listing says it has an “updated” kitchen with maple cabinets, quartz counter tops and stainless steel appliances.
It has everything that buyers look for including central air, in-unit washer/dryer and garage parking.
The unit is listed just $15,000 more than the 2003 price.

they said it was a brand new bath, not bathroom. so perhaps they simply replaced the whirlpool(?) tub? I know shocking that realtors would stretch the truth or play with words.

Sounds like he’s thinking of Orchard north of Diversey. Which is pretty dark.
The bath is unappealing, and having just one makes it harder to sell. Personally I like the vintage details, but I would want 2 baths at the over 300 price point. Hard to see it going at 300+ w/o another bathroom. Thank goodness it has garage parking!
Isn’t that a window a/c unit in the pic? That and Icarus’ bathroom commentary makes me seriously wonder about the listing description. You can’t see the window unit in the listing pics, but the brick supports are still there. Hmmm.
I like the look of this building on the outside. Inside looks very dull though, but that could be changed without too much trouble. The main issue is the bathroom situation. How much do you think this would go for if it had two bathrooms?
There’s lots of oak everywhere in there, trim, furniture….you name it.

There was an amazing 2/1 that came on the market on Buckingham a few weeks ago, Totally redone and beautiful. List Price was 329k I thought that was a great price because the place was amazing and had everything but the second bath. It went under contract right away and I could not find online.
There is also this place with an awesome roof deck and 2 baths for less. Those sellers are not realistic

This block of Burling is darling. They have a cute block party every year, and it’s a great location with little troubles. Yes, the layout is standard vintage with similar appointments to rentals (because they were all the same darn thing at one point: here, the formal dining is the media room while the back porch — now enclosed — is a breakfast/dining nook) but it is nice so the expectations are unrealistic.
Yes, it has one bath, but… that’s how the building was designed. 1 bath. You cannot create a crapper-stack out of nothing, madames and gentlemen. You need a toilet stack to get the second bath, and that means EVERYONE needs to be on board in your tier.
With that said, I find the price unrealistic, but the HATRED! of vintage on here is silly. So capricious. One minute it’s “GOD REDO EVERYTHING! HORRIBLE WRIGLEY HIDEOUS!” and the next it’s “Why did that lovely historic building get demolished for another McCrapbox developer condo with all the bells and whistles?!”
It retains a lot of pretty detail (which should be commended), and, yes, there are BUILDING limitations. There was obviously quite a bit of kitchen work, and it looks great. That said, it will not sell at this price, but the pinpoint dogging of vintage units being — well — vintage! is silly.
And it STILL is a lovely block. Not “secret” but very nice.
I agree, boiztwn. In fact, I could see a professional singe person or young couple buying this place, enjoying it as is for a few years while they save, then snap up the next door unit without any broker involvement, maybe rent that place out for a few years, then combine the units. If they can keep the total purchase cost for the two units at no more than, say, $700k (who knows what the neighboring unit is like…maybe it doesn’t have an updated kitchen and would go for less), and the combo costs below $50k (which seems doable, as you’re really just taking out a kitchen, openning a couple of walls, etc.), they’d end up with at least 3,000 sq ft, top floor, big front outdoor space, two garage spaces, on a nice street, for essentially $750k. What’s 3,000 sq ft, with nobody overhead, and two garage spaces going for these days, on a comparable south ELV block?

What parking garage? There is no vacant land on the block. It is all vintage buildings (with a few newbies thrown in.)

I can’t believe I agree with BT. But yeah I walk down Burling at least once a month. It’s a beautiful block. And that backyard is to die for in this part of town (garage IS expected at this price point). But one bathroom = fail at ask price. 289k.
Prime location & outstanding curb appeal. I think its interior is very nice as well, if you like vintage. Garage parking is huge plus. Notwithstanding all this, I think the price is quite steep for a relatively small 2/1 in this market.
Proximity to Gabby’s barber shop is a huge plus.
So why IS there a window unit in the picture (Obviously a different unit though)? Do they just want ac in one room or do only some units have cac?
