East Lincoln Park 4-Bedroom Vintage Rowhouse Reduces $101K: 1919 N. Lincoln Park West

We last chattered about this 4-bedroom vintage rowhouse at 1919 N. Lincoln Park West in East Lincoln Park in September 2012.

We’ve chattered about this rowhouse several times, including the last time it sold in 2010.

If you recall, it came back on the market in September 2012 with a new, modern kitchen.

It now has modern custom brown cabinets with quartz counter tops. The 6-burner Wolf range looks to be the same one from the prior kitchen, however.

The rowhouse was built in 1888 and has many vintage features including amazing crown molding and ceiling details on the main level. It also has 3 fireplaces, including one in the third floor master suite.

Most of you loved the location and vintage character but the rowhouse is located on a lot which is just 19×72.

There is 2-car “secure” parking on the property but no garage.  

The  master bedroom is on the top floor while two other bedrooms are on the second floor and the fourth bedroom is in the lower level along with the family room.

In September, the property came on much higher than the 2010 price.

It has now been reduced $101,000.

It’s still listed $149,000 above the 2010 price.

Will it take the 2010 price to actually sell this property?

  1. Even with the questionable design choices and lack of a garage (and is there no outdoor space?), I really can’t see this place fetching less than the low $900’s. Anything below that (along the lines of the $850k these sellers paid for it two years ago), and somebody’s getting a pretty nice deal all things considered.

  3. I don’t understand what about the real estate market is telling the sellers that this place should sell for more than it has ever sold for in the past.

  4. I see pluses and minuses to this place:

    Pluses:

    – Great street presence
    – Some nice vintage touches like the ceiling in the LR/DR and the staircase
    – Full-floor master suite
    – Location right off the park and in Lincoln school district
    – 3 fireplaces

    Minuses:

    – Outdoor parking
    – Appears to have no outdoor space at all
    – Small 3rd and 4th BRs, with one of them in basement
    – Looks like most of the vintage touches have been erased and replaced with bland modern design
    – Combined LR/DR
    – Kitchen isn’t to my taste but is usable
    – Very narrow
    – Lower level looks like many I’ve seen in $300,000 split levels, but maybe could be renovated

    All told, is it worth the $1 million? Depends how many of the minuses one can put up with.

  6. Perhaps they think since inventory is low they can get more. Also, whoever said that the 2010 purchase was not arms length, perhaps they think they paid below market 2 years ago.

  7. Looks like it was not obviously not arms’-length. Redfin reported a sale type that might have been but it looks like that’s just because they put it right in their trust. But I agree with annony about price regardless.

  8. Finally sold April 1st for 900k !!!!!!!!!!!

    also 1826 lincoln Ave sold on march 7th for $949k

    so i guess a garage parking is worth 49k?
