This is the first time in a decade that a condo building is not under construction in downtown.
We shouldn’t be surprised, then, that apartment to condo conversions are starting.
The second one of the year was just announced last week and the sales center is about to open shortly.
It is Chateau on Wells at 707 N. Wells in River North. The building has been rebranded as it was known as The Hensley when it was luxury apartments.
The building’s website says it has the “effortless elegance of the Parisian lifestyle.”
Built in 2016, by architect Pappageorge Haymes, it is a boutique building with just 43 units on 11 floors and separate deeded garage parking.
This building will have 1, 2 and 3-bedroom units including penthouses.

The units will have wood accent walls and the kitchens will have quartz calaccatta gold monaco countertops.
They will each have private outdoor space as well.
Parking is available for $40k extra.
Currently, there are 5 units available and others will be coming to the market as soon as those leases expire.
Prices start at $443,000 for 1-bedrooms, $538,720 for 2-bedrooms and $889,709 for the three bedrooms.
This building is near the shops and restaurants of central River North, including the Goddess and Grocer and a small park directly to the north (see picture below).
Will the largest units sell quickly at this price point?

I’m not sure about the building’s amenities or if it has door staff.
A bit too far from Eataly to get a premium.
Pricing about $50-$75K too high imo living down the street.
Building amenities are weak too and parking at $40K is yikes, (should be $35K max).

Their website remains down, so I cannot investigate this Parisian lifestyle myself.

Neighborhood is lovely. Lots of nice amenities nearby including some great restaurants and cafes and a CVS. This is one of my favorite blocks in River North.

2-bedroom prices in the $500,000s and 3-bedroom in the $700,000s. They don’t list the square footage on the website but weren’t the 2/2s around 1150 square feet?
I’ll be interested in knowing who this building appeals to. It’s not a “view” building, obviously. And I’m curious if it will have a doorman. Because with 43 units, that’s going to be very expensive.
If anyone goes to look at the units, report back. There are only 5 on the market right now.
Also, I’d be interested in knowing how many of the current tenants will buy their unit.

For which size unit?
A one bedroom at $470,000 (with a parking space) seems pretty pricey for this building. But 2/2s in the $500,000s and low $600,000s with the parking seems on par with the neighborhood.
Isn’t this a cheaper price point than The Reed going up on the South bank of the River?

you pretty much have to take the parking. there are 43 units and 42 parking spaces.

Overpriced. If built to be a rental then the shell is rental quality.
Yes. Enough with “Parisian” everything in real estate listings. “Bespoke” which they use on their website, bothers me a bit too when referring to customized but not referring to tailoring.

I know people who live across the street from here. I hope this building has better sound-proofing than theirs. The sirens never stop.
