  11. HD: I’d compare this to a place above the hat store & shoe store on Milwaukee. Buddy of mine rented the second floor there for $1,600 a month. Not exact neighborhood but perhaps close enough for ballparking.

  12. I don’t know. I think that with parking, given that it is a very popular neighborhood for young kids – that you could get $2250/mo for rent for this unit.

    1) the realtor is really bad at taking pictures as evidenced by the shot of the deck

    or

    2) the view is really hideous from the deck.

    I think you are confusing this area with the one 2.5 miles due east at Rush and Division.

  19. My friend had this place under contract in the spring, for around current ask (maybe even up to $335K). He ended up buying a duplex down a few blocks from here for about the same price, put about $10K into the place, and just sold it for $400K. He wasnt planning on flipping, but found a single family in the same area that he could afford so he boought it, and sold the duplex.

    This unit is the second floor… not a townhome. Probably worth $315K, but it hasnt been occupied for a while.

    He bought in the spring for $335k. Put $10k into it and viola 5 months later in the worst housing market in Chicago in the last 20 years he miraculously sold it for $50k more?

    Yes- there are some of these and I have featured them. Usually it is a renovation of some sort (new kitchen/baths.) Usually.

    I haven’t seen any condos in this neighborhood that weren’t foreclosures that needed serious work where this was done and flipped in a matter of months. And even then- many of the flips aren’t selling.

    In the example that was given, the buyer wasn’t looking to flip. He bought it, put in $10k (obviously not a new kitchen or anything) and then miraculously sold a few months later for $50k more. All of this when very few condo units are selling in the neighborhood at all. So I’d like to see the address for this great sale.

    I’m not saying it didn’t happen- but supplying an address is an easy way to confirm the story.

    That just blows my mind. I know that Division St. west of Ashland is full of new restaurants and condos. But I will forever associate this area with Nelson Algren, junkies, and weirdoes.

    I can’t imagine that someone would seek out this neighborhood for breeding and rearing purposes. Bizarre.

    I’ve seen three or four recently closed places on Redfin that reflect one “MLS closing price” and a different, lower “Recorded closing price”.

    Any baseless speculation from anyone?

    2. The mls has a concessions field that might result in a lower recorded price than mls price if not used correctly.
