This unit is south facing with a private balcony and skyline views, including of the Willis Tower.
It has wide plank hardwood floors throughout.
The kitchen has espresso cabinets, an undermount sink, top of the line Kitchen Aid stainless steel appliances and granite counter tops with a breakfast bar that seats 2.
There’s no dining room.
The primary suite has an en suite bathroom with dual sinks, a glass enclosed shower and a linen closet.
The second bedroom, which the listing also calls a den, is “partially open”, does not have a window, but it does have a closet.
This unit has the features that buyers look for including washer/dryer in the unit, central air, and garage parking is available for $35,000 extra.
This building is near the East Bank Club, parks, the Chicago River, and the shops and restaurants of the western part of River North along with several bus routes and the Brown line train.
Listed in September 2023 for $375,000, plus $35,000 for the parking, or $410,000 total, it was withdrawn and re-listed on October 31, at the same price.
This unit is the cheapest priced 2/2 for sale in the Silver Tower.
With inventory so low, will the seller eventually get their asking price?

OK – I see -on the listing now and checking it. Nice floors – I’ll say that for it. Decent location. Price is relatively low for a 2/2 in River North, seems to me.

Yes. It has a closet and there is some natural light. It’s really no different than lofts which would put up a 3/4th wall and call it a bedroom.
I would probably put up an industrial interior window to give it some privacy. Would make a good office.
I am guessing that legally this unit CANNOT be called it a two bedroom but this is not really my area of expertise – despite what the realtor has stated

When rates were lower, it was cheaper to buy than rent.

Oh, I left the “100%” out of my interpretation on purpose. I read it as “it is 100% true that..”, not that 100% of comparable pairs were cheaper to buy than rent.

I don’t know what an open house does except make obvious the LIE that this place has 2 bedrooms.
Has been reduced to $365k, +$35k for parking.
Listing still contains the LIE that there is a second bedroom.
Even the developer had enough honesty to not call it 2 beds.

Buyer was local, so presumably saw it is a 1 + den before buying.
