We chattered about this 3-bedroom ground floor unit at 3400 N. Lake Shore Drive in Lakeview several times way back in 2008 and 2009.

The unit is unique in that it was part of the original lobby for the building.

It has 13 foot wood beamed arched ceilings and an oversized wood mantle and fireplace.

There is a “renovated kitchen” with granite counter tops and stainless steel appliances.

The unit has central air and an actual laundry room. I’m not sure about the parking. The listing says there is parking on-site.

The property is now listed $56,000 under the 2006 purchase price.

Back in 2009, Russ thought it would sell for around $500,000. How much has the market changed since then? It is now listed at $529,000.

    Love that living room. Mount a couple of deer heads on the walls, put in a bear skin rug, and I’m home.

    Seriously, the noise and vibrations alone would make me want to kill myself.

  2. Between the wallpaper and carpet, my head is spinning. This unit is not going to appeal to the vast majority of buyers. People like the decor of the main living areas will likely be disappointed with the bathrooms and kitchen. Finding the appropriate price is more difficult with these sorts of places. I imagine this is the type of place where an agent needs to seek out a specific buyer rather than just listing it on the MLS.

  3. Oh, my! A living room over run with chairs….nearly every room has a leopard rug AND leopard wall to wall carpet in the hallway. It seems like it could be a great place although I wouldn’t want to be on the ground floor, but from these pictures I could never go in this place!

  7. The bedrooms are nice and big but I do really feel the decorating will keep prospective buyers away. I think no photos would be better for the listing than to put these. Kinda like the photo version of “if you dont have something good to say, don’t say anything at all.”

  15. Agree with Icarus. Why do people pay realtors? They prefer not to find you a buyer so they are just liasons with an mls account.

  16. Needs to be a pocket-listing for a broker w/connections to Bulls and Bears, because this unit screams “BIG player; no kids”. Needs a tall large man who entertains, alot. Great place to host a party, but ground floor lobby-livingroom and boxy little secondary bathrooms, coupled w/standard developer kitchen and cheaply fitted bathrooms limits this unit to a very very narrow buyer-market profile. But I’ve noticed that a significant number of professional sports figures buy in big houses in upscale suburbs, so even that market segment further narrows to SINGLE BIG GUY.

  18. @ Architect, I beg to differ. It looks like older folks or middle age couple’s place. Also look at the photo on the bed side table in the picture of master bedroom. Furthermore, in the photo of the bathroom on the lower right hand side corner you can see make up brushes. There is no way this is a bachelor pad.

  19. They need to rent a large storage locker and put half of their furniture in it. The furniture has too much going on and takes away from the space and the beautiful finishes. Except in the kitchen. That’s just a weak kitchen.

  21. agree with Miu Miu..this is perfect for an older empty nester couple. The sports guys want penthouses with rooftop jacuzzi’s of course 🙂

  22. This looks like a retirement home that was furnished by Kardashians.

    And nothing screams “lack of storage” in a kitchen like a freestanding shelf unit overloaded with stuff.
