Even in a Housing Boom, Some Owners Still Miss Out

All real estate is about location, location, location.  But you’d think owning a large vintage duplex for nearly 7 years in a nice Lakeview location would mean something.

The listing says this unit was a gut rehab in 2000.  The kitchen still has the, gasp, white appliances.  (Yes, some buyers will refuse to buy a condo if it doesn’t have stainless steel appliances.  Sad, but true.)

But otherwise, it looks like a nice vintage unit only a block from the Addison red line stop and just slightly off the direct path of the Wrigley Field mobs.  And yes, it has in-unit laundry.

Why isn’t it selling? 

Just another sign of the times?  Or something else?

  1. There seems to be something out of the ordinary with this condo building. Public records show it as a 6-unit with 3619 & 3621 address numbers. I don’t think some of the units have windows facing the street, or they are set back in a building portion in the rear of the oversized lot. Notice that neither the LR or DR photos you posted correlate to the bay windows at front of property.

  2. G: I noticed the same thing. This unit could look out the side of the building. There IS a deck out the back (I just didn’t post that picture.) So at least one part of the unit is at the back of the building.

  3. I know a bit about this unit and building. The building has a unique set up – I’ve only seen one other like it. The building has 6 units. 3 are towards the front and 3 are set back off of the street. This allows for parking in the back (for the larger units) and a yard in the front.

    The unit is in the part of the building that is set back from the street, so it has good privacy. It has a deck off the back…. off the kitchen, which is nice for entertaining and/or dining. It also has windows on all 4 sides of the building, which gives good light.
