But long time readers of Crib Chatter know that it has been featured here not just once, but twice, before.
We first chattered about it in 2008, when the bust first hit.

Why do we care enough to chatter about it THREE times?
It’s all about the 1000-square foot south facing private terrace.

The kitchen has stainless steel appliances, granite counter tops and new cabinets.
It’s winter, so the terrace won’t look like this, but what could you do with a space of this size in River North?

It’s priced $175,000 more than the 2010 purchase price, and is listed at the highest price ever for this property.

It’s a nice patio. That said, the price is way too high:. i) finishes are dated, ii) it’s a 2 bedroom, iii) assessments and the rate of increase are high. This is a ~$600K home.
I don’t find the finishes outdated, maybe confused.
I suspect once you approach $1M price tag, people might be thinking townhome or SFH over condo?

I know a guy who owns 2 salt-water fish tanks and he pays a service over $400 per month just to maintain fish tanks. That’s more than his car payment he told me. Plus, the salt water fish themselves cost an arm and leg. Some people waste money.

I may be alone in thinking this, but it seems like you have been featuring a lot of extremely high end/high priced properties as of late.
When you calculate the average listing price of the last 19 properties (2 blog pages worth) on crib chatter, I get $920,710, which clearly indicates a selection bias towards a range of homes that even the upper middle class would have trouble affording. When I first started visiting this site in 2012 there was a very wide range of properties, many of which were more middle-class/proletariat-friendly. I realize prices have been shooting up in good areas and that the higher end properties have more eye-candy, but I’m at the point where every day I log in to this site and see key words like “4 bedroom”, “luxury prices”, “new construction”, “estate”, and/or “premium” in each post and I don’t even need to see the price to know I shouldn’t even bother looking at the listing. (I eventually do concede and look, but I digress).
Is the selection bias intentional? Perhaps to pour gas on the “bubble 2.0” flame? Or are there metrics that indicate that these higher end properties result in higher website engagement? I could see kickback referrals from realtors dictating it as well but I don’t think that’s it.
Either way, I’m not saying you shouldn’t continue to list the overpriced 2bds in River North or $3.5mm mansions in LP, but there are a lot of affordable sub-300/200k properties in yellow-zone neighborhoods that would be nice to see. Just one man’s opinion here, maybe others agree too?
Great unit, finishes look great, bathrooms need maybe 15k of work, big deal. That’s something you throw in the negotiation. Love the skylight in the kitchen and the wood ceiling, gives the nice loft feel but doesn’t look roached out like most Chicago lofts. I would buy it.
I would be interested in seeing homes on the very low end of the scale in bad neighborhoods featured.

This is one very lovable loft. Has everything- great outdoor space, beautiful finishes, overall great looks, great location.
I wonder how much a tax hike this place will get, though. The current taxes look like a gift, they are so reasonable.

And my house is of moderate size. Remember, I got a ‘steal’ (although I still think I overpaid) on a house in 2011/2012, at or near the very bottom of the market, so I have plenty of money left over to pay for spring break in a warm climate, a sweet black LR with a huge shiny grill on front and a full acre of land per the zoning code. can you say the same? or are you the poorest dude on your block on the north shore?

Nada, didnt happen, the real HD wouldn’t dare. even for the wife. since HD is a mountain biker HD would by a late model used LR4 the ones you are able to down size the rims to 18inches and throw some real off-road tires on.
Second you could lease a 2015 lr4 for around $500, well $600 after double taxes, and the only diff from 2015-2016 is the infotainment system sucks a bit less. (still slow as arse)

I’m not all nasty, i’m just saying that west of GB road in Kenilworth isn’t really an alternative to LP for lots of people. Kenilworth is like the .01% while the rest of the northshore is the 3% to the .1%. It’s in a league of its own, and again, not interested in living in a place where I don’t fit in. I’m still working class. My philosophy is that if you go to work to earn money, then you’re working class, no matter how much you make.
Show me other places on the NS sure but that house in kenilworth is like saying you live in a condo LSD but in reality it’s a studio unit in uptown.

Why would someone finance a car longer than the bumper to bumper warranty is?
Also if you got the 1.9% for 72 there probably was a 0% for 36 deal going on. which would be about 150 more a month. with time value of money and any returns on the money being pretty much nothing lately why not go the lower rate shorter month?
i know we are only talking around $1000 or so in interest over that time, its still your $1,000 not being used on you but to help jamie dimon buy a new yacht.

You’d be shocked if you found out how little some equity partners earn at mid to large sized shops. And likewise, you’d be shocked if you found how much equity partners at small shops earn especially in personal injury, class actions, bankruptcy. Biglaw is a bit different, of course. But that ain’t for everyone, certainly not for me, spending all my time here on cribchatter.

Partially disappointed JonU, that is the three you would choose right off the bat.
I still think you could tow the NSX with a 1/2 ton. yes you would need to tow the NSX because of the wonky tranny that is an arm and a leg to fix, but you blew your money on the Pontiac trying to get the interior to original parts.
I went for the long term loan because I wanted to keep my payments low. The car came with an extended warranty that covers everything except wear and tear for 5 years. I plan to pay it off sooner by paying more each month, but I wanted to make sure if there was ever an emergency, I could afford my car payments.

Like i said, i am not knocking it. I do the same thing I finance for 5 years at no more than a 0.9% financing* (the deals are great since 2009). we dont buy expensive cars so i could pay the cars off. but like you, if stuff hits the fan, i will let repo man take it and i keep my cash for the shtf things
*if the the cars rebates and incentives are better than the finance option and the dealer wont do both, and we really want the car we have taken the incentives instead.
My car the Hyundai Genesis (not the new version) we got incentives, rebates, and 0% financing as they needed to push volume.
Wife’s car the Kia Soul was the opposite, because its so popular to get the dealer to do both incentives and 0.9% financing they would budge. Not until we offered to do a fully loaded one they had on the lot.

I got 0% for 60 mos on a top of the line Jeep Grand Cherokee. I wish car pricing was more transparent though. Used True Car and it worked pretty well.

I agree Groove. The “base” now doesn’t sound so bad but when you add on even the basics, suddenly you are paying $5,000 more. And that’s not even for the “luxury” model with leather seats.
They are doing really long financing deals now to make it “affordable.” And the number of people leasing has jumped sky high. People are even leasing luxury cars like Rolls Royces.
Groove, if you wait a few years, even without an “economic crash”, many of the people leasing will still turn it back in in 2 or 3 years and start the process all over again. There should be plenty of cheaper used cars out there.

It’s been awhile since I’ve been accused of being on the realtors’ side. Wow.
Also, this is the first complaint about the prices I’ve seen in awhile. Yes- the prices are high. Are they “overpriced” as you say? These properties are selling. Sometimes in a day. So a LOT of buyers are overpaying, apparently.
What does that say about the market? Only time will tell. But prices ARE at record highs. In some cases, properties are 60% to 70% higher than just 5 years ago even without significant remodeling/renovations. That’s a HOT market.
What is the “yellow zone”? Most of the time, even when I post on great neighborhoods like Sauganash, no one cares. Same with The Villas. Morgan Park. Beverly etc. When the weather gets better and spring arrives, I’ll probably post some more on neighborhoods outside of the GZ. But there aren’t many properties on the market right now, and the pictures take badly with the trees dead and snow on the ground, so it’s not worth my time until it warms up.

if there ever was a car to lease it would be a Rolls. Pretty much all true luxury cars should be leased, the depreciation and out of warranty repairs is a huge factor. Leasing an average car is the worst thing one could do.

The SRT would be the only SUV I would ever buy. I still dont get the appeal of these SUV’s and CUV’s. they are large for no reason and really dont have more room inside. they are heavy and suck down gas. The worst is that the suv’s now are designed on a front wheel drive platform so now they can only tow half of what they used to. If you need a 3rd row just get a minivan, they are more practical, have way more interior space and have a third row that can ACTUALLY FIT ADULTS, three adults back there too.
The only true SUV left is the Grand Cherokee/Durango and the Tahoe/Yukon, but the latter is really a pick up truck with a built in cap. and with the grand cherokee 99% of those made never even go off road, why carry all those heavy duty parts just to drive in light snow to whole foods?

GT-R is the most reliable of uber-performance cars, I would say the NSX is in the top 5. My mechanic has a NSX, he uses it as his daily driver in good weather. No way i would do that.
GTR actually is not that reliable even compared to a NSX from 20 years ago , the more computers and electronics a car has the more that seemingly goes wrong, especially in the chicago weather changing environment
Anon, I got a High Altitude. It is basically a Summit w/o chrome and blacked out. I liked the SRT, but not enough to pay for one and if I really wanted a faster car, I’d just get a proper sport sedan.
I also considered a 4runner, but it seemed to be lacking in some of the new features. The Jeep GC seemed to have the best value of all the cars considered. To get an equivalent X5 or RR Sport in terms of features, it would have added like $25k to their base prices. I also liked I could get a bumper to bumper lifetime warranty for relatively cheap since I generally keep my cars like 10 years or longer.
@Groove, I used to hate SUVs, but they are very practical. Especially in areas like Chicago with snow and crappy roads. I also have some hobbies that require decent storage space, so an SUV works well.

My car was used, so 0% financing wasn’t available. My choice was 1.99% for 5 years or less or 2.2% for 6 years. I went with 6 years. The difference in total interest was minimal and it bought me peace of mind.

AWD/4WD is a false for snow. its all about tires in the snow. a rear wheel drive car (w/ traction control and ESC) with proper snow tires will be way safer and drive better than any AWD with all-season tires. For crappy potholed winter roads snow tires with steel wheels is what one needs.
DZ once made a point about ground clearance in chicago alleys. it is a valid point as most alley’s in bad snow just have grooves for the tires and ground clearance might be an issue. but really that is what at most 7 days out of year that would be an issue?
if ground clearance is an issue why not the subaru outback, or for luxury why not the vovlo xc70, same price as the Jeep GC Summit level?

Sonies, Jeep really stepped up their game on the Grand Cherokees. They are nothing like the older models which were in fact way more rugged, truckish, and had that craptastic American car mfg plastic interiors.
The interior of the Overland / Summits / SRT is about as plush and nice as European brands now. The Jeep Grand Cherokee now is actually the same platform as the Mercedes ML much like how the VW Touareg, Audi Q7, and Porsche Cayenne share the same platform.
The Jeep GC is being crossed shopped quite a bit now with the X5 / Range.

Russ is correct the 2012 and up IMO are more tech’d up than your LR3 and the new LR4’s and they are just as luxurious inside now as them too (Limited trim and up with air suspension).
Its a Fiat now so probably a wash on the reliability battle.

I actually like my low tech LR3, I intentionally got one without navigation because it bugs out so much other shit in the car. The less british electronics in the car the better! And really how often do you ‘need’ navigation unless you’re truckin around the burbs with its confusing as fuck subdivisions. Chicago is sooooo easy to get around in.
The new Grand cherokee interiors do look great, I’d consider a new car but I think I’m going to try and run my paid off LR3 into the ground for the next 10+ years hopefully. That and I’m going to get a toy car in a few years so that will be fun

This is actually a great price for a property with that large of a terrace.
Vehicle navigation systems are almost worthless when compared to Waze. Tesla’s navigation console looks really interesting though.
I really wish car companies would stop trying to make apps, navigation systems, integrating all this crap into the design of the car so you can’t replace it, etc. The long hustle is they want you pay for the services. The problem is this stuff isn’t their core competency and technology changes way too fast.
I want to go back to days of the single din/double din so you can put your own headunit in. Let samsung / apple worry about the in car applications, navigation, etc. I just want my phone mirrored in the car.

Let me clarify that my comment about realtor kickbacks was not meant to sound accusatory or abrasive; I wouldn’t judge you at all for using such methods of website monetization for a blog that gets consistent traffic & engagement. It was a theory that I was just throwing out there.
As for “yellow zone”…Well, if you mix green and red, you get yellow. So neighborhoods that one wouldn’t consider green-zone, but not red-zone either. I’d say Edgewater, Logan, Irving, Portage would qualify. Maybe even West Town and Ukie Village although some may disagree. Delineating these zones seems quite subjective. Someone really should create a “heat map” that we update every year.

If you modified Edgewater, Logan, West Town and Ukie (which is in west town) to ‘parts of’, I’d agree.
Edgewater outside A-ville, and Logan/West Town west of (whatever) = yellow.
A’ville, Logan in the immediate vicinity of Milwaukee and the boulevard (at least) about half of West Town (possibly block by block) are pretty settled GZ.

I always go with the boulevard between kedzie/milwaukee/fullerton/kennedy/diversey as prime logan, with it getting less nice on some of the borders. Maybe don’t need milwaukee as part of the defn.
Yellow zone, regardless of price, QOL, safety, etc =
South of Roosevelt
North of Irving Park
and, of course, west of Western.
Sure there are expensive and safe and desirable areas but historically, these are the ares.
It’s like everyone wants to live in Manhattan, but some settle for Brooklyn; no one ever says that Brooklyn is Manhattan. No one should be saying Logan Sq. is in the same GZ as Lincoln Park.

I was referring to additive color mixing, not subtractive mixing (where yellow is a primary color); since we’re dealing with a conceptual mixing of colors/zones, not physical mixing (subtractive), I felt additive was a simpler direction to take. And yes…”Brown zone” doesn’t sound too great, nor would it look as nice on a map!

@DZ that place sold for 600k in 2007! 410k in 2010! and 355k in 1999! Crazy that it will go for a million bucks… ITS LOGAN SQUARE and its not even on the damn boulevard nor that close to milwaukee (which I guess is a plus)

That ’07 price is about the bad appraisal practices–no way they should have gotten that big a loan then.

Just checked the pricing on that T8 version. so to get an extra 80hp and 15 mile electric range there is a $20k premium for it?????
Sorry i would pass on the plug in hybrid version, Its a nice truck but when you go for the 17 mile range and the price just get the tesla model x.
It’s a Volvo MSRP and actual prices typically have been loosely linked. That 80HP puts you up around 400 HP, a ton of torque and as few of compromises overall as pretty much any vehicle out there. Who wants a Tesla’s range? Not me.

Same concept as here, there is a home list price, but it can go for more or less than list. But at the moment all we have is MSRP

80hp bump in a Fiat 500 is like night and day! 80hp in a 4,500 pound suv is not as significant as one thinks. yes it will be 80hp from an electric motor which will feel spiritedly off the line (i.e. torque from a ICE) but will the “feeling” will peter out at 20mph.

Here is my take, the next model s will up the range to 350 miles. the new model 3 will be 180-200 and will probably stay there.
The Model S will be the innovator car and will stay past the cutting edge. Model 3 will get the hand me downs. The Model X will be…..i am lost on this one. If it tests to be similar to the S i dont know why one would buy the S anymore? considering the low center of gravity on the X its sould be close to the same.
