This 2-bedroom in the John Hancock at 175 E. Delaware in the Gold Coast came on the market in October 2024.

Yes, I’m still calling it the Hancock even though the name has been removed. It will forever be named this, naming rights be damned.

Built in 1970, it has 703 units and commercial space at the base. It has attached rental garage parking.

It’s a city within the city as the building is full of amenities including a grocery store, USPS office, an indoor pool, a fitness room, 24-hour door staff, onsite maintenance and management, and coin laundry rooms.

The building now allows in-unit washer/dryers.

This unit has been “exquisitely renovated.”

There is a dining room and built-in cabinets in the living room.

The unit also has wood wall features.

It has some of the features buyers look for including washer/dryer in the unit, but it doesn’t have central air as the Hancock has wall cooling units, and parking is rental in the building.

The Hancock is located on the Mag Mile and has a Starbucks, Cheesecake Factory and Benihana in its base. It is near Oak Street Beach, the shops and restaurants of the Gold Coast, Streeterville and River North. If you don’t want to shop in the in-building supermarket, the Whole Foods is just a few blocks away.

This unit sold in 2022 in its original condition for $355,000. It has come back on the market fully renovated at $850,000.

Buyers love “new.”

  5. 02 is a good unit but not this low. Too much of the western view is right into 900 N. Michigan. I checked 5902 a few years ago when it was available and liked it, but it was far cheaper than this. It also needed a lot more work.

    Checking the photos, I like what they’ve done, and 900 doesn’t dominate the west view as much as I remembered. I still would rather be higher up for more dramatic views.

  6. Marco – the phones are in every Hancock unit. They only communicate with the doorman. They’re helpful for when you have visitors or a food delivery, believe me. Otherwise you would have to take two elevators to figure out what’s going on down there. I lived on 50 for a while back in the day.

  7. The “dining room” in the 02 unit is really not the right term. It’s more like a passage between the kitchen and LR where you can fit a table.

    Interesting that they kept the MBR in its original place in the corner. The 5902 unit I saw had taken down the wall to make an extremely long and dramatic living room that included the corner view. Of course it lost a bedroom by doing that, but if you’re single or a couple it’s kind of an interesting idea.

    The first rule in real estate is, never lose a bedroom. If you can add one, even better. But a unit loses a lot of its mojo by going from 2 bedrooms to just one.

    If you’re going to live there for the next 20 years, then why not. But how many will?

    1974. The 1991 deed into their trust references the 1974 deed, which is also availabel from the Clerk’s website.

    They paid $52,500 from the developer.

    I dunno. When I was also living there back in the day and back in the day we did have cell phones, we still got called on the house phone if we had guests etc. that arrived in the lobby.

    Anon tfo are there easy stats to see or compile to see average unit turnover in a building? My gut feel is that turnover in 175 e delaware is lower than average.

    From public data? Not that I know of.

    Could prob pull MLS data and generate easily, but having never had access (as a retired pharma researcher cat lady) I don’t know format, etc.

  15. I would guess 5902 was around 1,200 to 1,300 sf. But the higher the unit, the lower the sf in the Hancock because each floor is smaller than the one below it.

    What’s average?

    Does it depend on neighborhood? Type of housing? (SFH, townhouse, condo?) Age of that housing?

    Right now, it’s record low inventory which means little is turning over anywhere. But occasionally there is a building where you see a lot of sales such as the Palmolive during the pandemic. I think like 20% of the units were on the market at one point but it’s a small building (in terms of the number of units.)

    I don’t look at the trust documents anon(tfo). Only you do. I am too busy and can barely even get things up on this site. If it’s not listed in the record directly, I’m not going to find it.

  19. dan 2 what unit were you in chichow? I’d love to move back there but my wife wouldn’t hear of it. She dislikes the location.

    I’d rather not say but I have been in multiple units 1 bedroom 2 bedroom single exposure corner exposure combined units and so on.

    where does your wife prefer?

    I really did like the location and it was also great with a car with multiple quick paths to every single route like LSD 94 55 and so on

  20. Chichow- my wife prefers a more neighborhood type of location like LP or Lakeview. She doesn’t like walking out of her apartment into crowds of tourists on Michigan Avenue. I understood her, but really the streets east and west of Michigan have a nice neighborhood feeling IMO. She’s OK with me eventually buying a 1 BR there as an in-town if we have the cash. Unfortunately 1 bedrooms facing north only go up to 61. Above that there are one bedrooms facing only east and west. I prefer north. And high up.
