This 5-bedroom Mediterranean villa single family home at 5652 N. Virginia in Peterson Woods just came on the market.
Built in 1928 on a larger than average corner lot measuring 50 x 119.5, it over looks the North brand of the Chicago River and Legion Park.
It has an attached 2 car garage.
It’s famous because anyone who has driven through the Peterson Woods neighborhood knows this unique house that looks like it should have been built in California.
It still has many of its original features including high coved ceilings, dark oak trim, arched leaded windows and the original tiles in the entry foyer.
But according to Dennis Rodkin at Crain’s, who interviewed the sellers, they have remodeled the house two or three times since they bought it in 1983 so little other original features remain.
The primary bedroom is on the main floor and has been redesigned and expanded so it has a walk-in-closet and en suite bath, which is rare for a vintage home.
There appears to be 2 second floor bedrooms, including one in the crown over the entry door/foyer, and a second that leads to a large 16×19 covered deck that over looks the other deck and Legion Park.
There are 2 pergolas.
Two bedrooms appear to be in the basement, along with a bathroom that has a hot tub, steam shower and sauna.
The lower level also has a family room with a wet bar and a separate second kitchen.
The listing says the lower level can be used as an in-law arrangement.
The listing calls the main kitchen a “chef’s kitchen” with a quartz island, prep sink, 3 skylights with automatic blinds and a new Bosch stove, refrigerator and microwave.
It has central air.
According to Crain’s, there have only been 3 owners of this house since 1928.
Listed at $1.2 million, Crain’s says 2 other homes in Peterson Woods have sold this year over $1 million.

Are there a lot of Mediterranean homes in Oak Brook?
I know there is a street of them in Elmhurst and also in Park Ridge.
There are actually several other homes with Mediterranean, or what I like to call Italianate Mediterranean, as it’s a mix of Italy plus Mediterranean style, as you drive north into West Ridge near the Indian Boundary Park.

Yeah, there’s one that has almost this exact exterior, I think on Rockwell. From the outside, it seems like, in that case, the tower/cupola part is part of a double-height foyer, which does seem like a better use for it. The layout of this one looks very awkward.
Interior -after photo 10- is a sad mess. Demo the crappy addition(s) and put in a garden with the recovered yard space.

There are two bedrooms on the second floor. I’m assuming one of them is in the addition.
Senior exemption means nothing, only that the market for prospective purchasers is bifurcated into those who will qualify and those who will not.
Anyone not qualifying can look forward to 24k/year in property taxes at a minimum.

What would cause the peak in exactly one year? Shouldn’t 2020 have been the peak as that was the spike in sales to 15 year highs. Surprisingly, we’ve managed to remain just as hot in 2021 even with the tough comps.

I like this area, but not this house. It’s just not my taste at all, but I’d consider looking in this general area when I decide to buy.

Peterson Woods is a lovely neighborhood. Not too far from Lincoln Square.

They did accurately list Mather as the high school. Isn’t alternate where you’d put in a nearby magnet or catholic or private school? I guess I don’t see the problem listing it.
That said, as close as this is to Northside, I can tell you the transit access sucks. It’s not easy to get to Northside at all except by car.

It is a three block, 5 minute walk to Northside so I don’t know why anyone would drive.

NSCP isn’t a “magnet” school in CPS parlance. If they wanted to list (eg, not applicable to this location) Disney as an alternative ES, sure.
But there is zero proximity preference for NSCP, so it’s asinine.
This unique home sold in June 2022 for $1.1 million.
