Finest Private Terrace in the Gold Coast: A 2-Bedroom for $1.5 Million at 1255 N. State Parkway

This top floor 2-bedroom in The Churchill at 1255 N. State Parkway in the Gold Coast came on the market in September 2025.

The Churchill was built in 1924 and has 64 units. There’s no parking. It has 24/7 door staff and a shared terrace.

The listing says this unit was “re-imagined in a 2024 transformation” and is a “bespoke masterpiece.”

There are white herringbone floors and custom millwork throughout in the baseboards and crown molding.

There’s a “dramatic” skylight in the living room along with a wood burning fireplace with a handcrafted marble mantle.

It has an adjoining dining room with a Corbett chandelier.

The kitchen is a chef’s kitchen with dark gray bespoke cabinetry with brass and bronze hardware, iceberg quartzite counters, Subzero, Wolf and Bosch appliances and a built-in wine cooler.

The unit has a jewel box powder room with a custom vanity and Graff fixtures.

The second bedroom is being used as an office.

There’s also a den which has the in-unit washer/dryer.

The primary suite has a walk-in-closet with built-ins and an en suite bath with travertine and marble floors.

The listing says it has new mechanicals including plumbing and electrical.

You can take your spiral staircase to your private terrace with an indoor sunroom with a bar, refrigerator and freezer.

The terrace is split into two sides and has an outdoor kitchen with a grill, refrigerator and storage.

There’s a European shade system, privacy walls, a Sonos sound system, and a professional irrigation system.

Love the outdoor furniture? It’s included in the sale.

The listing says you have views of the Hancock, the Gold Coast architecture and the shimmering lakefront.

It has features buyers look for including central air, washer/dryer in the unit but it doesn’t have parking. There is a rental lot across the street, however.

This building is in the heart of the Gold Coast but is near the shops and restaurants on Division and Rush and is an easy stroll to Michigan Avenue. There are bus lines within a few blocks.

Listed in September 2025 at $1.5 million, that’s $351,000 above the 2018 price.

Is this the finest private terrace in the Gold Coast, like the listing says?

  1. “Sold in December 2018 for $1.49 million”

    Missing a 1: s/b $1.149m.

Even at that, + CPI = $1.477, and they redid almost every single thing inside the unit. Has to have cost $200k, even as a DIY (which it wasn’t).

Great place, don’t love the spiral, but what are you gonna do?

  4. I love what they did with this. And the private terrace is amazing and seems really private. I would be using that terrace every day over the summer.

I don’t even care about the assessments. Lol.

  5. I think a much better place/value is 1401 n astor. I just don’t know why it hasn’t sold…..1401 is such a value (this place is also – but you have to live with other people which is a big negative – also that spiral staircase – nope – I would break my neck the first night – or have 10 lawsuits from guests falling down lol)

There is as much of a difference between $1.5m and $3.4m dollars as there is between a 1 bed condo and a 5 bed SFH.

I guess it needs to sell to younger people who don’t have any problem with them. Lol.

  9. If I had the money and didn’t mind those assessments this would be my home in the city. I am very active and intend to continue taking care of myself so those stairs will hopefully never be an issue for me (knock on wood.) I am giggling at the garbage bags piled just outside the fenced in area of the roof deck in the aerial photos. Did these folks throw a rager and then have to clean up quick for the photographer so they just tried hiding the trash?

  11. Now I am wondering if those AC units on the roof are so loud as to hamper enjoyment up there. Hmmmm.

  12. I wonder for which units and how man units are those AC units for.

If some were replaced with Heat pumps would make a difference on noise
