This is a nice place, but that long block of IPR is…not my favorite.
The planned development on the east end of the block won’t be a positive (might not be a big negative, either), and while the business amenities nearby are a lot better than they were 10 years ago, it’s not exactly a location of choice, unless proximity to the park and LSD access are all of your Nos. 1-5 items.

Also, I’d skip the parking option. First come first served sounds like a recipe for frustration.
Neighborhood always seems on the cusp, but never really changes. Not really many interesting places to walk to in the immediate vicinity. You have to go south of Addison to get to a part of Broadway that’s nice.
Unit is beautiful but looks quite dark, and I don’t like being on first floor.

If you haven’t been recently, Dan, it is much improved north of Addison–not great, but so much better.
Less so north of Irving, tho, which is partly a function of Thorek’s presence.
