Flipper Alert: Trio in the West Loop Starts Closings
Trio, the three building development in the West Loop on Wayman, has started closings. There are several different addresses for the buildings. In this post, I’ll talk about 650 W. Wayman, which is one of the 7 story mid-rise buildings (there are two midrises and a high rise.)
Trio was marketed as very modern with European style finishes and located in the “Fulton Market District.” There are 209 units in the total development. Each mid-rise appears to have about 53 units each.
The following is the status of 650 W. Wayman:
- 8 units for sale
- 3 units for rent
Unit #505C: 2 bedroom, 2 bath, 1091 square feet
- Originally sold for $260,000
- Currently listed for $365,900
- Sudler Sotheby’s has the listing
Unit #303C: 2 bedroom, 2 bath, 945 square feet
- Originally sold for $250,974
- Currently listed for $299,900
- Re/Max Vision has the listing

The finishes do appear to be very modern and nicer than the “standard” for the price point. The original pricing was great. Not sure I would pay today’s prices for those units but overall, I am impressed!
Correction Sabrina, the MLS states that unit 303C is 858 sq ft.
Thanks for the heads up Streeterville Realtor. You are right about the square footage on #303C.
Were these really a good price originally? 858 square feet is basically the size of a one bedroom. (The “master bedroom” is 11 x 11 and the second “bedroom” is 8 x 8.) At $250,000 for that location- isn’t that overpriced to begin with?
Now- at the flipper price- even more so.
Not to mention that you look straight into another building or two… bleah.
