    I would never pay over 500k to live in edgebrook unless it was a victorian in old edgebrook.

  3. What a weird house; is it a remodel or just an odd duck? It takes up the whole lot and then angles the plan to face rooms due south (passive solar I think) – take a look at the aerial views.

  4. Absolutely, sublimely ridiculous on a city lot. I dig it.

    Cooling bill must be murder, with the giant south facing windows.

    Really e-z commute to the Shure HQ.

    Price is 2.2%/yr higher than the ’92 price. Also deeds in ’90 and ’87, but to/from a trust, so no amount recorded.

  5. Hadn’t thought of the Shure commute – the aesthetic here matches it. I think there are overhangs on the south windows, but that volume of space is going be hard to cool.

  8. Kinda like it. If metra were a better commute for me I’d think about Edgebrook more seriously. A little bit of walkability, great school, good highway access. There’s also that little enclave off of Central Ave bordering the golf course that seems appealing.

    the enclave your speaking of is “old Edgebrook”, beautiful there 🙂 pricey but beatiful 🙂

    I love edgebrook (and the new brazilian steakhouse there) but 800k gets you more elsewhere.

    Dunno if you’re implying anything about the price, but that’s (i) been updated since ’01, (2) on a much larger lot, (3) in a much better Edgebrook lcation.

    By average or median price, I’m sure you’re right, but that’s almost certainly driven by property mix–there aren’t a lot of small condos in Sauganash and Edgebrook to anchor the mean/median.

    Definitely wasn’t comparing it to the Nokomis house. Was questioning a little bit the increase since 01, but hadn’t given it a hard look. Very nice house, on corner lot facing the woods. Like it a lot.

    At a million, it would seem to compare favorbly to nearby listings (if not recent sales).

    If you credit them with 2 or 3% since 2001 (I know many would not) that gets you to mid $700K or low $800K range. Throw in the kitchen and maybe some other stuff (place looks nice) and you’re coming up to $1MM. $1.15MM seems a bit high. It’s been listed unchanged since August.

  16. Redfin shows only 2 sales in the last year of $1,000,000 + within a one mile radius.

    BTW, 18 years after purchasing this home for $575,000 they STILL have a $500,000 mortgage after multiple refi’s.

    No buyer in this market is going to for these boomer’s retirement.

    They have plenty of room to lower the price, and a lot too.

  17. Lincolnwood was ruined by “pick-up truck” contractors’ McMansion invasion. Lincolnwood’s village government failed to enforce its zoning code, and consequently many non-compliant ugly (truly bad!) amateurishly-configured houses were built. Many of these houses also have code violations and building construction problems. Few of Lincolnwood’s McMansions are truly marketable as upscale high-end houses, despite their high price tags; many are now in foreclosure and/or aging sales listings. Lincolnwood’s quirky mid-century modern character was ruined. The tradition architectural character of more upscale Lincolnwood Towers has also been violated by those McMansions shit-boxes. Lincolnwood’s prices have dropped considerably in past year.

    Edgebrook seems to have survived the McMansion period largely intact. Home prices in Edgebrook are very high for its housing product. Many houses have small rooms, outdated bathrooms and kitchens, and standard Chicago lots, though there are some more upscale suburban houses too. And most families still rely upon private school, at least for high school, because Taft is not a good choice.

  21. Suburban like but not the suburbs. Standard lots, street parking, alleys, chicago address. Obviously some people find it desirable because home prices are fairly expensive and continue to sell. However, as pointed out above, this is no million dollar home.

    most good houses are in the 400k-600k range this one is an exception

    Not sure. First, the Lundy house is in a pretty sweet location across from the woods. I don’t know how you equalize that in OP although maybe you’re not seeking to. Second, I’m not sure that a house like this in the Mann school district (which seems to me would be roughly equivalent to Edgebrook Elem) like this wouldn’t list in the $1.0-$1.1MM range.

    I am factoring out of Mann district due to
    1. mann doesnt have large lot victorians
    2. yeah you get edgebrook but in turn get Taft HS so an average elem in OP with OPRF HS equals out.
    3. OP you get metra and Green line, EB you get metra

    Not saying i wouldnt love to live @ lundy place i just think if you want to still have a city address 1mil gives you options.

    You equalize it by looking in River Forest. Where that would list for about the same price, possibly a bit more.

    High school isn’t for 10+ years. Not my problem, I’ll let future DZ worry about that. Can always move to a really bad neighborhood (did you see they are bypassing the standard process for the selective admission high schools for some students from failing schools).

    Besides, if HD is right, I’ll be able to buy a Gold Coast mansion for $500K then. Or is it that we’ll all be living in Palatine? I can’t really keep track.

    well if you look in river forest on lathrop for the same price you get a BRICK victorian with true vintage intact with a coach house above the garage and RF schools.

    My guess–they don’t know what they’re doing and are making it up as they go along.

    As to the trib story–I’m all for CPS giving a push to those kids who qualify, but didn’t apply b/c they’re lazy or their parents don’t care or whatever. 80% of those eligible for the set aside spots already applied on their own, and the rest are clearly (to me) the ones who will benefit most from a little extra nudge. And, it’s also good (at least from accomplishing their intent) that they are adding spots to ensure that some of those kids get into every school; do note that, b/c 80% of them already applied, and even those who already applied will be eligible for those extra 125 spots, there will be *more* kids who get in not from that group of 336.

    That said, b/c of location, I bet that some of those 25 set-aside spots at Northside don’t get filled every year. Possibly true at Lane, as well. Payton, Jones, Young–their 25 will be full, for sure.

    Do you read it as saying there will be extra spots created for the 100 (not 125?)?

    I think the suggestion in the article that they are not getting enough diversity in the program as constructed is probably right.

  37. Also, looks like there are *9* “SE” HSs, so it may be 225 spots for 336 kids, some of whom (as you see in teh score charts in the link) will get into those schools solely on the basis of their scores, w/o using the reserved spots, or the tiers or anything.

  38. The 25 extra slots are only for the 4 schools where there was “imbalance”: NSCP, WY, Jones, Payton. And they are extra, so they’re in addition to any spots offered through the rank and tier process.

    Finally, it should be noted that at least two of those schools did not actually fill their quota from Tier I, which kind of defeats the purpose of the system.

    Reading a bit more, this is obviously correct.

    I still predict that Northside will not have all 25 taken and, even if I’m wrong, there will be significant attrition among the group in teh first sememster b/c of the difficulty of the commute to/from school.

    That’s the total score, including 300 points for grades, 300 for ISAT and 300 for the entrance exam. one B in one of the 4 subject areas takes a Tier 1 area kid out of the running for NS and Payton and two Bs takes anyone out of the running for either, even with *perfect* exam scores.

    A good bet, tho students will receive bus cards and the schools are being given fairly significant extra, discretionary $ for support.

    To bring this (somewhat) back to housing, the policy is only good for this year, so I wouldn’t advise anyone to make any housing decisions based on the Tiers (or the new loophole for poor schools) yet – it’s quite likely to undergo major modifications.

    but for the price and style of house i would take my money to oak park. only because its on the ONLY inlet really used to get into the pocket. (i know, not that much traffic there but still more than the rest of the hood).

    I love these large victorians but am scared at the cost of upkeep on them. Architect can chime in about the costs better.
