This 2-bedroom coach house at 3042 N. Wolcott in North Center just came on the market.
It’s a bit unusual for a coach house, however, because it’s not behind a main house.
The listing says it fronts Wolcott on the corner but it doesn’t list how big the lot size is.
The listing also says there is NO association, so you’re on your own for repairs, snow shoveling and all the other stuff.
The house was built in 1896, has central air and 1-car parking- although I haven’t been able to figure out where that is. Is it a garage on the side of the house?
The kitchen has newer cabinets, granite counter tops and stainless steel appliances.
The listing has the bedrooms on the main floor but from the slanted ceilings in the pictures, they must both be on the second floor. There is also an unfinished basement.
It has come on the market at $399,000.

Many of these places had the lots divided at some point in the past. This lot is apparently about 45×25, leaving the ‘front’ house with a 80×25 lot.
I’d rather live in a town house in a real neighborhood than this dumpy shack in the alley in nowheresville
Yes, this is a good townhouse alternative, with more privacy to boot. It’s a short walk to a park, near Roscoe Village spots, fronts Wolcott, not an alley (that’s just on the side), and no El noise like that other recent home featured here. Seems like a good deal.
If this property has its own lot (and it’s own PIN), with no HOA monthly fees, how is this not categorically a “single family residence”? I would think the house behind this one is the CH.

This is the one on the alley. The ‘front’ house is on the corner of Nelson and Wolcott, with a door facing Nelson.
I’d definitely take this over another 2/2 condo. BUT:
Burley: 20% Low-income
Audubon: 29% Low-income
Hamilton: 38% Low-income (surely far lower % in the younger grades)
Jahn: 76% Low-income
Jahn not a big draw to folks shelling out 400k for an abode of any type, be it house, condo, townhome, yurt, or otherwise…
I don’t like it from the outside but it looks nice & quaint on the inside! But from the photo showing the alley I can only imagine all those junk trucks driving through your alley day & night honking their horns!
