This top floor 3-bedroom at 2007 W. Belmont in North Center was recently re-listed after it was briefly on the market late last summer.

If it looks familiar, that’s because we actually did chatter about it in 2012 when it was a short sale.

Back then, many of you debated whether this was Lake View, Lakeview, Roscoe Village or North Center.

You also wondered what someone would do with a master suite that was 25×18 (or 450 square feet).

If you recall, the unit was new construction in 2006 with crown molding, wainscoting and hardwood floors throughout.

The kitchen has maple cabinets, granite counter tops and stainless steel appliances.

The listing again says it has 11 foot ceilings (sorry all you doubters!).

This is an elevator building with 8 units. In 2012, some of you wondered about future assessments to pay for elevator maintenance, but 4 years later the monthly assessments aren’t much higher than they were in 2012.

Belmont west of Ashland used to be considered very far west, but in the last few years, new construction has stretched down Belmont all the way to Western Avenue.

This unit is listed for $76,000 more than the 2006 price.

Will it get the premium now that the neighborhood is gentrifying even further?

This place is much nicer than I anticipated based upon the comments, yes its boring but you have to understand that like 80% of chicagoans like boring and the transplant crowd doesn’t know any better. I mean its really not that bad IMO, checks off a lot of boxes, elevator building, 3br/2ba, laundry, parking included in the price, looks new due to fresh paint, nice big master bedroom.

    Only things that kinda suck are the deck off the bedroom, its a duplex and the kitchen cabinets look horrible I bet if they painted those white like the rest of the ones in the house they would look a lot better

  6. I don’t understand the appeal of living on this corner. You’re already far from the city center in this location. Why not move a little further out and get a single family home with a backyard?

    The interior is actually very nice. If I had been the developer though, I would have built smaller units.

    the interior looks like a place from where they were transplanted from.

    May not be my style, but i can appreciate the details that went into this place. the wainscoting detail carried over from the kitchen island design. if you are doing crown molding the fact that the added decorative window and door framing and carried that same design to the top of the cabinetry. a small kitchen but laid out for a good working triangle (that corner counter next to the fridge might be uncomfortable to get to). same molding and wainscoting carried into the master bedroom. very well planned walk-in closet.

    Now why one would eat into the main living space to have a 25×18 BEDROOM?????????????????????

    Dont know the floor plan, but assume the master is off the living area as the bump out by the sectional seems to be the master closet, a wall needs to come down to shrink that oversized master bed to gain more living space.

    also for better staging that sectional needs to go quicker than ben carson flying home for a fresh set of clothes. when you have a small space a hunking piece of furniture gives a visual illusion that its smaller than what it is.

    And seriously why in the heck do you need a 25×18 bedroom when you dont even have space for a normal sized dining table?

  13. Kudos to whomever developed this for NOT making smaller units. Perhaps the area wasn’t as desirable when this was built so they actually gave the customers something for there money.

    Considering how soul-less 98% of new construction is, I am OK with this place. The current owners got a steal.

    My pet peeve though – – and this is kind of silly because it is so easily rectified – – is when folks have room for top-loaders and put front loaders in anyways. First thing would be to get rid of those and put in some nice top loaders. I can find you a $800 top loading washer that kicks the pants of any $2000 front loader. Not to mention you won’t ever have to deal with the mold….

  14. ^ agree why have front loaders unless you totally have to… like bending way down to do your wash is fun or something? Even then, you can get a onepiece combo washer/dryer that will work better than those pieces of moldy crap

    And bigger units is always better especially in a far flung location like this

    don’t know why i missed that, i guess the bedroom pics of its size pissed me off so much i jsut skipped over them.

    this is anecdotal but my wife and her friends agree that the front loaders are more gentle on the clothes. I have no preference as i dont think i have done my own laundry in like 15-20 years. I guess i would prefer my clothes to wear out fast as it gives me a reason to shopping for new ones, i would go shopping anyways but now i would have a reason.

    LG is rockin so pimped out appliances lately. why would one go the meile, subzero/wolf route and waste good $$$$$?

    My bad – – it was two years ago and my memory is fading. I so enjoyed my $800 top loading LG without the agitator that when our new place didn’t have room for a side by side, I had to spend a little $$$ to get an acceptable front loader – – also an LG, for about $1500. It is a nice machine – – just literally stinks if it isn’t allowed to dry out (e.g. you have to leave the door open when not in use) and needs to be cleaned a lot.

    The top loading LG is just as good as the front loader – -seriously.

    And any top loader without the agitator is gentle on the clothes. I have had both and can assure you there is no difference.

  23. Yes! I also frequented MGR, though it was in a different (and farther) mall than our CK. Thinking back on it, I imagine the form leases of both places (and maybe some mall REAs) had “there can be only one” clauses.

    Yes i still have my purple overall shorts that i wore with one shoulder buckle off. I am keeping them for a comeback with my I.O.U. sweater and Z. Cavarichi pants. I can still fit into my marthe francis girbuad jeans as we would rock those a size bigger back in the day.

    I couldn’t keep the cross color clothing from merry go round as the florescent colors light up the box in storage.

  30. Groove can’t stand the big bedroom with small living space, I can’t get over the bedroom with the size of the kitchen. Why do you need a bedroom that makes a king bed look lost when you have a kitchen two people can’t fit in without tripping over each other? I guess Mommy or Daddy must do all the cooking alone if they cook at all. That’s no fun! I love cooking together and want my king bed to look proportional to the room!

  31. This is West Lakeview-Hamlin Park. Roscoe Village is north of Belmont. The price is right for the next SUCKER is all I will say. Plus the property taxes are OVER 2% of the estimated market value=high.

  33. I dont know Benji,

    there has become and over estimate on kitchen size and all these so-called home cooks thinking they need a red/blue knobbed monster of a range just to make chicken nuggets and mac-n-cheese. Its a bit out of control.

    Wife when we went to a double oven did say “why in the F did you take so long to install one of these you cheap arse”. But if she was honest the only time it comes into play is for holidays and parties. Wife cooks diner Sunday-Thursday and bakes 3-4 days a week too. In our old place with the insanely small kitchen, she never complained and we would both be in there working together, and it was okay.
    When we moved our kitchen doubled, now she complains that everything is to far away and there is more to keep clean (been meaning to help with that). the only thing that a bigger kitchen helped is not having to do-si-do if one opens the fridge or loads the dishwasher.
    So i look at it as if a woman who cooks and entertains in a small kitchen is content, why have a bigger kitchen have a bigger living and dining area as that will get used more.

    But Hamlin Park isn’t Lakeview, it’s North Center (at least as far as the real estate agents are concerned.) You will not get this property sent to you via the MLS if you’re only looking in Lakeview.

    Ah, we’ll just have to leave it as a weird part of the north side that really doesn’t have an identity.
