We last chattered about this 4-bedroom at 1555 N. Astor in the Gold Coast in January 2012.

The unit was apparently two units that were combined so now it’s a full floor unit with 360 degree views of the lake and city skyline.

The discussion centered around the low taxes, which at that time were apparently only for one of the units. That appears to have been rectified in the new listing because the taxes are nearly double.

At 6,000 square feet it has updated modern finishes in the kitchen and baths, including stainless steel kitchen counter tops.

The building was constructed in 1974 and has an indoor pool and an outdoor tennis court.

There is no deeded parking but there is unlimited fee parking and free guest parking.

The unit has an in-unit washer/dryer but there is no central air- only wall units.

It has reduced $950,000 to $4.45 million.

Will the upper bracket having its best year since the Recession, will this unit sell in 2013?

    Ze, no like.
    6,000 sq ft and yet all the areas, with the exception of the bathroom, feels compressed. at $5 their are no shortage of MUCH better options. I’d be in and out the door on this one.

  4. Take your 4.5 million and buy an amazing remodeled mansion on Bellevue or Cedar. Then hire a live-in(basement apartment or coach house) maintenance man/package receiver/security. After that, stroll your butt to equinox gym at 900 n Michigan, join, and you would still be cheaper than this place. I know some people love condo living but when your assessment is this much(such a high floor and 6k square feet) you’re basically funding other people’s condo experience

  5. I’m a “view” person, so this is a dream unit for me. I’ve seldom seen better views in any condo. The current price doesn’t seem too high.

    you’d be hard pressed to find better N/S/E/W views of the city from any one apartment.

    and i find ~40th floor to be the perfect height for city views.

    dream place for me.

    So you think it’ll sell for more than $500k over asking? More likely an even $4mm at the current asking price.

    It is a neat place, but seems like a lot of open space that would be tough to fill (for instance a 46′ long kitchen?!?) and then one of the bedrooms in this 4/5 bedroom place with 6,000 sq. ft. is only 9’x11′ according to the floor plan. Kinda odd. Pretty nice though….

    I looked into renting a studio/convertible at eugenie terrace once. Had pretty much the same views (minus the W view).

  9. Based on the dimensions in the floorplan, it appears to be about 70×70, but google earth it looks to be closer to 80×80. So the rrom sizes are probably a bit conservative.

    Do elevator shafts and the fire stairs count as part of your square footage?

  11. Sabrina, the “Currently listed for” still has the previous price. In any event, yes, I think it’s worth upwards of $5mm (and, yeah, blah blah, if it were, it would of sold, blah). If someone can close it at $4mm, I’d say they’re getting one of the better deals on a highrise, full service unit in this city. Ze, I’d be curious to see all of those other listings you feel would trump this unit’s combo of size/views/location.

    Size on paper = awesome
    Views = For Chicago excellent! I agree with ol’ Hickory.. 40th floor is PERFECT height. When you get too high views of everyones rooftops, I kinda think suck.
    Location = 4 out of 5 stars.. not my favorite spot in the city.

    My problem is it looks claustrophobic. The lesser dimension in my Family Room is 36ft, so to me 17 ft just feels VERY cramped despite its 6,000 ft. Only the bathroom and Kitchen look about right. (I like long kitchens- gladly sacrifice width for tons and tons of cabinets).

  16. Interesting. If this unit could be split into two 2Brs, they’d be each over 2mils which seems a lot to me so is having the whole floor and the all around views really worth so much to warrant a 4+ mil. price tag?

  18. How much will our market be affected by the problems with our schools now reaching even greater lows ( or highs if you go be debt) then ever?

    and the pension issue wont go away of course

    the mayor might want to but the council wont keep going for deeper cuts no matter how much they are needed

    I am afraid my taxes are going to go up and up or crime will or just the school system problems ( I think the gang problem might already be built in) and the value of my place a long with others will plummet

    and yes , I am thinking about Detroit, but I dont think we are like them

    no amount of taxes is going to solve crime. taxes are going to go up. and so will crime. and then one day it’s all going to snap.

    because the cause of crime is the downfall of the family. and rise of the state. the War on Poverty was a ruse. The War on the Family is what it actually is.

    the system that is about to celebrate its 100th anniversary is a system that was designed for one purpose and one purpose only — failure. failure that will bring about a further consolidation of power. power that will remove you, me, and everyone else you know further away from any shred of self-determination.

    we’re many decades into the welfare state and so many still believe the heartless sociopaths in charge that claim it is meant to help people.

    get ready for system failure. that’s about all you can do at this point. the silent mass of responsible, God fearing people of all colors are not going to take this shit for much longer. they’re out there. and they’re sick of being lied to. they’re tired of being marched on by the Republocrats’ boots.
