A Fully Rehabbed 5-Bedroom Vintage Home for $1.675 Million in Lakeview: 3033 N. Seminary

This 5-bedroom single family home at 3033 N. Seminary in Lakeview came on the market in July 2025. I don’t have a picture of it.

Built in 1890, it’s on a standard Chicago lot measuring 25×125 and has a 2-car garage.

The listing says it has been “fully rehabbed” and has been “completely updated in 2025.”

According to the listing, the house has “new plumbing, a whole-house water filter, tankless water heater, updated electrical, windows, insulation and siding.”

Other than a wood burning fireplace in the living room, not many other vintage features remain.

It has an open floor plan on the main level with the living room, dining room, and kitchen.

There are new hardwood floors throughout.

The kitchen is open to the dining room and has blue? (or gray?) custom modern cabinets, quartzite waterfall countertops, new stainless steel appliances, a peninsula with stool seating for 3, and a large walk-in-pantry.

One of the 5 bedrooms is on the main floor, measuring 13×7.

There is a large, covered deck off the main floor as well.

The second level has 2 bedrooms with 2 updated bathrooms, as well as skylights.

The primary suite is one of the bedrooms on the second floor and it has a sitting area, a walk-in-closet, a “spa-like” en suite with European rain shower, heated floors and double vanity.

The lower level is a walk-out with a large family room and 2 other bedrooms and one “brand new” full bathroom.

There’s also a laundry room and storage in the lower level.

The house has central air and a radon mitigation system.

The backyard has a stone patio (no grass) and landscaping. There is a brick walk in the front yard with a black fence.

This house is in the “heart of Lakeview” near the Wellington Brown line stop, buses, restaurants and shops of central Lakeview, including on Sheffield and Wellington. Wrigley Field is a nice summer stroll away.

Listed at $1.675 million, it last sold during the pandemic, in 2021, for $875,000.

Buyers love “new.”

Is this the going price for a single family home in Lakeview in 2025?

Ryan Cherney at Circle One Realty has the listing. See the pictures here.

  1. I’m surprised this wasn’t torn down and a 2 or 3 flat condo building wasn’t built in 2021. There are condo buildings on either side of it.

I’m trying to picture the perfect buyer for this house. With the primary upstairs, and only one other bedroom on the second floor, it strikes me that it would be a couple that works from home, with one kid, who may need to have a parent (or au pair) living with them. For a couple with two or more kids, this would probably be a non-starter as few would be comfortable with the kids on a different level.

Other than that, I think it was really nicely redone.

Zoned RS-3 and it’s a 3,100 sf lot = 1 dwelling unit, by right. I don’t know, but would wager the alderman is not friendly to upzoning on streets like Seminary.

“There are condo buildings on either side of it.”

To the north is a condo, to the south ia a 3-unit (I think) rental building. Both built before the 2004 revision to the zoning code, which significantly down-zoned a lot of blocks like this one.

  4. Would be very interested in what the interior looked like when they bought.

Curb appeal is greatly improved, for sure.

As to who the buyer is: anyone who doesn’t have kids (minors or adults) living at home (full time) and wants nothing to do with association living.

Wouldn’t be the one I choose in that situation, but I get it.

From the prior listing, it seemed like a family that had owned it for a while. Top floor still had the two bedrooms. But, yeah, I’d like to know if walls were removed on the main floor.

Do you think that’s real grass in the front yard?

Yeah- it doesn’t seem to be the ideal layout for big families. What if it’s a couple with no kids?

I feel like it’s someone who wants some privacy and doesn’t want a duplex down. You get your own backyard here and no one walking around above you.

    I do not.

Looks like upper-mid grade turf. Little too green (top end looks slightly more natural), but nicely plush in appearance (far better than the cheapest).

I actually looked at this house in 2021 & found some pictures. I remember thinking it needed a lot of work at the time & it does look like the buyers made that investment which is nice to see. They moved some windows around & the kitchen previously was a light wood, very dated looking.
