Fully Renovated “Three Sisters” East Lincoln Park Row House: 566 W. Arlington
This vintage row house at 566 W. Arlington in East Lincoln Park came on the market in March 2022.
Built in 1895, the listing says it was designed by Chicago architect Henry Ives Cobb and is the middle of the “Three Sisters” row homes on the street.
It is on a 16.58 x 90 lot.
The listing says it’s been fully renovated but it still has many of its vintages features including 3 original fireplaces, custom built-ins, millwork, crown molding, and a wood staircase.
The listing says the property has “one-of-a-kind” light fixtures and marble baths.
The row house has a large foyer and skylights.
The eat-in kitchen has white cabinets, high end appliances, a custom hood, a bar with a zinc counter top and a banquette which leads through French doors to a 12×15 deck.
A powder room was also added to the main floor, tucked into the kitchen.
All four bedrooms are on the higher floors with the primary suite on the top floor which includes Rohl fixtures, a vanity with dual sinks, a soaking tub and steam shower. It has a dressing hall and its own washer/dryer.
The second floor has 3 bedrooms and 2 bathrooms.
The lower level has a recreation room with a wet bar and a family room that could be a fifth bedroom. There’s also a full bath, the second washer/dryer and a mud room.
The listing says the row house has a new flat roof and tuck pointed chimneys.
It has central air but there is no parking. However, the listing says there are 3 leased garage parking spaces on the same block that can transfer with the sale.
It’s in the Alcott and Lincoln Park High School school districts and is close to several top private schools as well.
The row house is near the shops and restaurants on Clark and is a short stroll to Lincoln Park.
Listed at $1.869 million, is this row house a dream for vintage lovers?

I love the plaid tile in the bathroom shower! Very pretty finishes throughout.
Looks like the original ask in Sept was just under $2MM.
Great home. Nice to see a property with taste and non cookie cutter
Kinda shocked it hasn’t sold
“I love the plaid tile in the bathroom shower! Very pretty finishes throughout.”
Lovely finishes. I feel like most buyers could just move in.
The listing also says there are hardwood floors under the bedroom carpets, which aren’t nailed down, if a buyer prefers that.
AMV of $1,070,000. And they appeal every cycle.
Broken system.
Cool place. Wonder what the balance of the parking lease term is and the rent, and where “on the block” it is.
As a vintage lover, I’d go along with this one being a “dream” for vintage lovers. That’s with a caveat: Not enough original features seem to have survived the years here, aside from that handsome staircase. I don’t see anything like extensive wall moldings, built-in hutch, or some other vintage features.
Still, if you hsve the money and want a vintage rowhouse, you couldn’t do much better. Great location and in excellent condition.
“aside from that handsome staircase.”
Fireplaces. But, yeah.
564 seems pretty similar in lack of originals, but kept a set of pocket door, too:

568 has had the same owner since the early 80s.
Yeah, fireplaces – I forgot those. I assume they’re WBFP? Didn’t look at the actual ad.
I’d also want to add a roof deck if I bought this one.
kitchen is massive but the rest of the rooms seem so small

anon: are they being helped then by 568 having the same owner since the 80’s?
“I’d also want to add a roof deck if I bought this one.”
It’s only 17 feet wide and you’d have to have a staircase somehow go up there. Additionally, I’m sure given its historic significance, you probably can’t have anything seen from the street so that may mean you’d have to do some kind of hatch to get up there. In my experience, those are a waste of time. They are nearly unusable.
“I don’t see anything like extensive wall moldings, built-in hutch, or some other vintage features.”
There’s a built-in in the dining room, wainscotting and crown molding. Don’t know how much of it is “original.” The fireplaces are original and that’s amazing they’ve survived 127 years.
Remember, this neighborhood was not good for a few decades last century. Many original finishes probably were simply ripped out and replaced with the basics.
” are they being helped then by 568 having the same owner since the 80’s?”
It’s not supposed to work that way. They have a 2009 sale. What ‘should’ influence it is subsequent market sales of comparable properties–and it’s category is ‘Old style row house, over 62 years’, so there might be few market transactions in Lake View Township.
It also may be lower than comps, bc of the small lot (1,558–half a std lot), and the assessor’s SF is only 2,229. Also, assessor has it with 1.5 baths.
