In that time, it has been reduced $16,000.

The property last sold in 1999.

It has 2300 square feet all on one level, with bay windows in the living room and a separate dining room.

The kitchen has a mix of white and black appliances.

The unit also has 2 exposed brick walls, 2 fireplaces and a 33×7 gallery.

It has central air and washer/dryer in the unit but it’s unclear if there is deeded parking or not (see comments in the thread).

What’s the market for a unit of this size just north of Irving Park Road?

Jennifer Bumbu at Koenig & Strey Real Living has the listing. See the pictures here.

  1. No parking kills this place for me. Parking is impossible in that area.

  2. Weird, the website says “Includes extra large parking space.” What gives?

  6. Big unit, but probably made more sense as an apartment. That bus right out your front door is going to get old really quick, especially on the second floor.

That being said, Buena Park is a nice little area so long as you do not venture north of Montrose.

  7. I actually like this place. Seems like a ton of space for the $$ and will probably tour it!

  8. Based on the floorplan, it is really a 2 bedroom + a den as the den is off the living area and has no closet. Not a fan of dining room and kitchen in way back and living area in front. I know many chicago places are like this but this hallways (aka gallery) seems very long.

  9. @ Groove –

Looks like they had intentions of painting – a few paintcans are in their hall closet!

  11. I like the apt and the neighborhood, but, as others noted, it’s really only a two bed apartment, though with one really large bedroom.

It’s too bad it was cleansed of so many vintage details and made to look so bland and “modern”.

Parking will be a major deal-killer for many prospective buyers.

    $300K.

  12. Proves that “bigger isn’t better”. It’s the McMansion of condo conversions, with little architectural detail or character but a whole lot of undefined big open space.

  13. How crazy of an idea would it be to move the dining room to the area next to the living room and redo the back to an open kitchen/family room set up. If it’s structurally possible of course.

  15. There is a ton of potential in this place…for a creative, think outside the interior design box. It will take a special buyer to realize…then reassign each area of the unit to make use of all this space.
I kind of like the ‘gallery’…and kind of hate it…all depends on how it is used/decorated. It would be great for an art collector who needs a lot of open wall space.
Def would need to make the dining room into a family/media room and perhaps use the turret round room as a dining room. Simply buy a pair of roller skates to deliver the food from one end of the house to the other!
Overall though, I think it is a good deal for the space as it does appear to be in good-great condition…just needs a creative eye to utilize the space to it’s fullest potential.
