Great floor plan, reasonable assessments and taxes. 2020 taxes are probably 10% higher. I think this goes for $775 w/parking.
I bid on a higher floor NW unit in this building back in 2011 or so. Same layout but with lower ceilings and no terrace for $750K when they were asking around $950K. Developer’s rep refused but begged me to raise my bid. If I ever saw him again, I would thank him profusely for the rejection.
I know my comment will be mocked and stated the “it was decades ago it doesn’t matter” but I will still make it anyway.
view a couple units here, right after it was built. I think thats how I found cribchatter, researching this building. I do remember things like the elevator buttons loose and crooked, common hallway walls painted halfarsed where you can see the drywall still, just showed a lack of detail and speed to just get the job done it seemed.
Now those thing are probably fixed by now, but things like that always will niggle the back of my pea brain saying, if you can obviously see these things what corners were cut on the things you can’t see?
side not the building next door are full floor units, nice sqft, I think just only 9 floors though.
Agree w/Groove and JU – – assessments actually seem low to me for a building of this size….otherwise the unit seems like something of a “deal” but the finishes aren’t going to appeal to many buyers and given what groove said along with the low assessment, I would be a little leary. I want to study the building maintenance records with a fine tooth comb. Kitchen cabs look like they belong in a suburban home. Really weirded out by the multitude of the same type of seating on the patio. Why not thrown in a chaise lounger or some adirondack chairs and a fire pit to give yourself some options? LOL….silly I know since that junk goes. Nice location for proximity to the lake and work in the loop, otherwise not my cup of tea since it can (and will again) get a bit touristy on weekends.
That view and terrace are gorgeous. You can always update the interior. I didn’t realize how much I would enjoy a nice view and now that I have a nice view, I am extremely particular about what I want in my next place.
