This unit is located on the top floor, or penthouse, level.

It doesn’t have any of its vintage features such as crown molding.

But the unit does have hardwood floors throughout and 14-foot ceilings. The listing describes it as “bright and airy.”

The kitchen has white custom cabinets, stainless steel appliances, “luxe” lighting and faucets and what looks like stone countertops. It appears to have been updated since the prior sale in early 2024. See the prior listing pictures.

Even though the unit is just 648 square feet, it has a walk-in-closet.

There is no in-unit washer/dryer, the air conditioning is in window units and there is no parking but it’s available in the neighborhood.

This building is in the heart of the Gold Coast, near the RH 3Arts Cafe and the shops and restaurants on Division and State as well as in Old Town.

The listing says there are no rental restrictions and the building is investor friendly.

Listed in August for $239,000, it has been reduced $10,000 to $229,000. But this is still $64,000 above the April 2024 sales price of $165,000.

It has also come on the market as a rental for $2100 a month.

Will this seller be able to get the premium after the price reduction? Or will it be rented?

  3. I’m sorry but when brokers get lazy about ceiling height, they need to be fired. There is no way those ceilings are 14 feet – maybe 11 or perhaps 12.

    If they can get the asking rent, they should hold on to it. But it doesn’t look like a $3.25 psf rental to me.
