Get a 2/1 Timber Loft with Parking for $514,000 in Lakeview: 2804 N. Lakewood
This corner 2-bedroom loft at 2804 N. Lakewood in Lakeview came on the market in June 2025. (Sorry for my dreary winter picture of this building.)
Built in 1950, 2804 N. Lakewood is a boutique building with 20 units and on-site parking. It has a shared rooftop deck.
The listing says this unit is “historic charm meets modern style and comfort.”
It’s a corner loft with north and east exposures. It hasĀ authentic loft features including 14 foot timber ceilings, oversized windows, exposed brick, and ductwork that is painted black.
It has hardwood floors in the living/dining rooms which are separated by a dual sided wood burning fireplace.
There are steps down to the kitchen which has white cabinets, black countertops, stainless steel appliances and white tile backsplash.
The primary bedroom has windows and carpet.
The second bedroom has no windows and also has carpet.
The listing says it has a “flexible open layout.”
This unit has the features buyers look for including central air, washer/dryer in the unit, and exterior secured parking is available for $15,000 extra.
This loft has no private outdoor space.
It’s near the shops and restaurants on Lincoln including Left Coast, Delilah’s, and Batter & Berries, and the Diversey bus. It’s about 3.5 blocks to the Diversey Brown Line subway stop.
Listed in June 2025 for $499,000 plus $15,000 for the parking, or $514,000, that’s $154,000 above the 2021 purchase price of $360,000.
There are only 203 properties available for sale in Lakeview right now.
Will this seller get the premium?
Kira Moscowitz at Baird & Warner has the listing. See the pictures and floor plan here.

“1550 square feet”
Not even if you include the parking space. More like *maybe* 1250.
Would be much better more open like a “traditional” loft space, but tough bc of the different floor levels.
Anyone know what business was here before conversion? Long time ago now.
Sweet pad until you have to take a dump when guests are visiting.
“Sweet pad until you have to take a dump when guests are visiting.”
What does that mean Nyet? You wish there were two bathrooms?
I was going to do a post for today but everything is so lackluster, and it’s late, that I’m going to pass. Sorry.
We’ll be back at it next week. It won’t be as hot this weekend. Maybe I’ll get some new photos.
I cannot get over the ask for a 1-bath ground floor…either facing an alley or Diversey (both = NOISE!!) level unit with no private outdoor space….and google drive around the block leaves me very curious where in the heck this parking is? Whomever would buy this at this price needs their head examined.
“where in the heck this parking is?”
Across the alley to the north. The white garage and outdoor parking inside the fence.
