“The unit has radiant heat.”
It has radiators–which is “radiant heat”–but that’s not what most people today think of when hearing “radiant heat”–they think “in-floor radiant heat”.
The unit faces the building to the north, which means no privacy without shades drawn or blinds down. It’s nice to see they finally figured out how to get in-unit laundry, cause this building never had it. It was originally an apartment bldg. converted to condos. Good location.
This building has been an eyesore in a very conspicuous location on LSD for over 60 years, and I’d be there with popcorn to watch them tear it down if it ever happened.
The only thing it’s good for is providing relatively cheap——though featureless—apartments. But who would want to live here without at least having a lake view? The way it’s designed, I thought every unit might face the lake, but alas, that was another thing the architect failed on.
Definitely hurts resale to have only a tiny sliver of lake through one window. But the price is already pretty low for a 2-bedroom in this neighborhood, so someone might buy it near what they’re asking.
Agree with Dan #2, that it’s an ugly building. I especially hate the narrow horizontal windows, which degrade both the exterior, and the interiors of the units.
However, it’s still a good deal for the money, especially for this super-prime location, and the HOA is about right, especially as it includes the electricity. That is something I would never want included in my building’s HOA fees- there are too many ways for residents to waste large amounts of power (see the first comment- don’t think someone won’t try it). The unit is large and comfortable, the upgrades are very attractive, and the in-unit laundry and available parking help.
