This 2-bedroom in the Coronado at 3900 N. Pine Grove in East Lakeview came on the market in January 2022.

Built in 1976, the Coronado has 101 units and heated indoor parking.

The building has an indoor pool, a “new” exercise room and a common roof deck with city views.

It doesn’t have a doorman.

The Coronado was converted into condos in 2005, during the housing bubble, and many units were bought by investors. In the housing bust, there was a lot of distress in the building with both short sales and foreclosures.

The listing says this unit had a “renovation completed in 2022.”

It has hardwood floors throughout and a fireplace.

The kitchen has white upper cabinets and navy blue lowers, what looks like granite counter tops, and stainless steel appliances.

Both bedrooms and living room face east, for morning sunrises.

The unit also has a 6×10 east facing balcony.

It has the features buyers look for including washer/dryer in the unit and heated indoor parking which is included in the price.

There are wall cooling units. Heat is included in the assessments.

This building is near the Red Line Sheridan stop and the shops and restaurants on Broadway and throughout Lakeview.

Listed at $325,000, is this a deal for a 2/2 with parking in this neighborhood?

  2. It’s crazy that this was $348 on conversion in ’05 (and the buyer’s put 20% down!!). Broadway was soo sketchy then.

    $2400/month seems pretty decent.

  3. Nicely kept unit. Though I have a feeling the two tone kitchens are going to age horribly. Why anyone outside of the filthy rich installs cabinetry that’s not timeless classic white is beyond my understanding.

    Sep-05 + CPI = $488k.

    Or, the reverse, $325k – CPI = $231 in Sep-05.

    Of course, per Freddie, Sep-05 rates were ~5.75, and current ~3, and $230k at 5.75 is the same monthly payment as $320k at 3. Which emphasizes how overpriced it was in ’05.

    I lived on that stretch of Broadway (3800 block) from 88-90. It was much improved by ’05,;I think most of the sketch factor was gone by then.

    No, clearly the design and functionality of cabinets has changed over 100 years, and obviously cabinets wear out as well.
    Excluding super high end— I’d say cabinets have improved only negligibly so in the last 20 years.
    Cherry, espresso, maple cabinets installed over last 20 years are all viewed as “out of date” while white has remained acceptable by the masses.

    If you want to be trendy, get some cool bar stools or install a funky backsplash. Following the trends with expensive cabinetry is just dumb.
    It’s like buying a car in a super funky of-the-moment color that you plan to hold onto for 10 years.

    If you look back from today, it was still pretty yuk in ’05. The Chateau was a limiting factor.

  11. Since we’re all talking about this area, I’ll chime in. I grew up a few blocks south of here but worked at what once was a West Coast Video on the corner of Waveland and Halsted back around 1989-1990. It was definitely sleazy back then, but I’m not sure how much it’s changed. It still has a distinctly different vibe than the area near Aldine and Broadway where I once lived.

    It was city living in ’05. I lived west of broadway in the early 2000’s as did my 2nd ex-wife on the east side of broadway. If by Yuk you mean not 100% gentrified, then yes, it was yuk. North of Irving was still sketchy. But this area was pretty nice. Not Lincoln Park nice but well within the acceptable limits of what a green zone precinct should be.

    The good thing about cabinets is that you can mostly paint then and they look “new” and trendy. Those old cherry cabinets? Just paint them white.

    Lots of painters who can do the kitchen for much cheaper than putting in something new.

    Similar with counter tops and backsplash. Easy way to “update” without doing a complete redo.

    Isn’t that what they did with this kitchen? They painted the cabinets.

  14. Per Redfin flood risk is surprisingly 9/10. Duplex down. Between that and an ask well below last sale when the market has not generally declined I’d be very diligent in making sure there aren’t moisture issues.

  15. Agree with Homedelete’s description of the neighborhood in the early 2000s and even before that (I lived in that neighborhood from 1971-1994). North of Addison was fine along Broadway, but not as nice as south of Addison. Once you got north of Irving, things went downhill pretty quickly.

    The Americash was on Montrose and Clark, north of Irving. It’s more than 3 blocks away. Maybe the blight has extended south from that intersection and now encompasses the Windy City Euros too. I wouldn’t know any more. I haven’t set foot in the city since before the mostly peaceful protests. And after that complete cluster, I vowed to never cross the into the city limits ever again.

    I said I would never SET FOOT in the city of chicago ago. My trip to the loop and river north a few months ago was by CAR and I DROVE through the area, not setting foot.

    So it wasn’t a lie, I should have been more specific: I will not enter chicago to shop, eat, dine, entertain or otherwise, but I may occasionally drive through it as necessary but not leave my car, for fear of being carjacked, assaulted, robbed or murdered.

    Not always, they are often targeted while they are getting out of the car, rummaging through the trunk, approaching their car. The CPD made code that nowadays as “property theft greater than $500” but if someone points a gun at you, says “Gimme the keys” while you’re opening your trunk, that’s a carjacking, not a car theft.

    Developments are set to transform a Clark Street block in Uptown this year as four projects totaling more than 100 units will begin construction.

    The 4500 block of Clark Street — between Sunnyside and Wilson avenues — is in line for two ground-up developments and two redevelopment projects. Two of the buildings will be condos while the other two will be rentals.

    As Uptown has experienced a development boom in recent years, builders have increasingly looked to Clark Street on the western border of the neighborhood. The projects will transform what is currently a sleepy stretch of single-story retail buildings. Some of the plans have been met with opposition by neighbors.
