Built in 1949 on a 50×100.5 lot, it has a side drive with a 1-car garage.
It looks to be an estate sale, as I couldn’t find any prior sales information.
It’s within walking distance of the blue line and is surrounded by more expensive homes.
Is this a deal for this neighborhood for those willing to put in some elbow grease?

besides that, the place looks well maintained, and given the “kids” bedroom having a a sound system and computer all plugged into one room and doesnt blow a fuse means the electrical is up 1990’s code at minimum.
i would rather be one more house away from talcot but for the price, you are not going to get a better school, hood, park, or neighbors!
Terrible interior, but it seems like a good value overall for a single family home in a safe area.

Nice “family-oriented” nabe with good schools, plenty of churches if that’s your thing, parks, Metra station, etc. So yeah, this is a good bargain as a “starter” home or family home if you are raising only one kid.

It’s a safe area with inexpensive homes. Where else can you get a single family home for this price in a safe area (I ask this with all seriousness)? I wouldn’t want to live in this area, but I can see the appeal to a family. At this price, a family could probably afford for one of the parents to stay home with the kids.

but remember these homes were built with future expansion in mind. you can build up for ~150k easily.
a cop buddy just ‘built up’ his edison park ranch for a total of 100k last summer.
So are there 2 baths or 2.5 baths? Listing sounds like there’s another shower in the basement.

What are you talking about? This is a 50×100 lot and if you look at the satelite view on Redfin it looks like the house takes up nearly all of the lot.
I was going to agree that this is a good deal for someone to fix up and expand up as well. However, with the small lot, no matter how much you expand up this home will never be very ideal, especially if it is so close to a busy street.
If it were on the lot next door as Groove said, I’d think it was much more exciting.
I like it but the listing says, “Xways w/in walking Distance”. Not sure how the ability to walk to the expressway is a strong selling point. A bizarre but funny choice of words.

talcot isnt busy its crazy quiet relative to living in OT/LP side street. (too busy for me though)

Im a huge fan of Old Norwood Park but this skates the out skirts of ONP so your not getting the true ONP experience.

That’s 60% larger than a standard Chicago lot. There is pretty clearly a decent size yard – you can see it in the pictures. It would be large for the city and small for Oakbrook, but for a property like this it is huge. The house takes up about 20% of the square footage of the lot.
I’d be curious to see the yard in person. I know it is double wide but from the satellite it looks like there is the house, the covered driveway and at most a skinny side yard which may actually be the neighbors. I can’t tell in the picture above if the fence is before or after the grass and how much grass there really is. The last picture makes the backyard look big, but once again the satellite suggests otherwise.
I know a 5000 sq ft lot should be big but a ranch plus garage plus covered driveway eat up a lot of space. With the house twice as tall, the grassy area would seem even smaller. I’d have to see in person whether the pictures, satelite or neither is accurate.
Well, whatever your perception, this house’s lot is 60% larger than a standard “Chicago lot” and, because it’s a small house, probably has about 4 times the actual green space or more than most houses on standard Chicago lots. The math is pretty simple, regardless of how the satellite photo looks. Those photos and the lot lines drawn by Redfin are not always accurate.

Standard lot is 25×125 = 3125. 3125 x 1.6 = 5000. 5000 = 50×100.
And this lot is slightly over 5000 sf.

One of my ancestors converted from protestantism to catholism in the early 20th century and nearly everyone that bloodline follows is catholic; and all weddings, funerals, etc have been in the catholic church; but due to some odd wrinkle in the fabric of the universe, I was baptized catholic but raised protestant. but I digress.

You have no idea how spoiled you are. Last time back to the states I brought a broken ratchet to the store to make sure I bought the same size. I show it to the employee there and he just hands me a new one. Some Husky lifetime guarantee. No receipt or anything. Try that down here. Ratchet set here would cost you 3 times as much, and be lower quality. Trick is always buy the more expensive tool. If Black and Decker is in your cart you are just throwing out money. That nice DeWalt will do you well for a long time. Good tools are totally different. Even the old grips on a nice Klein screwdriver gives you a different sense while you are working/playing.

I’m suggesting that living in this drab tiny house, in drab midwest, drab chicago, on the drab NW side, all of it combined…would make it hardly worth leaving a beautiful place like the Carpathians.
