Get a 2-Bedroom One Block Off the Lake for $315,000: 450 W. Briar Place in East Lakeview
This 2-bedroom at 450 W. Briar Place in East Lakeview came on the market in November 2025.
Built in 1969 (although some listings say 1968 and others say 1972), 450 W. Briar has 142 units and an attached parking garage.
It has an exercise room and a rooftop pool with a sundeck. The building was converted to condos in 2005, during the housing boom.
The listing says this is the largest, and only 2/1.5, in the building.
It has north views from floor-to-ceiling windows and from a private balcony that extends across the unit.
The kitchen is “modern” and open to the living room with dark wood and glass cabinets, granite countertops, a custom backsplash and an island open to the living room.
The living room is a living/dining combo.
It has dark hardwood floors throughout, including in the bedrooms.
The primary bedroom has a large walk-in-closet.
The second bedroom is being used as an office.
This unit has some of the features buyers look for including washer/dryer combo in the unit, there’s no central air but wall unit heating/cooling, but there’s no parking with the unit. However, there is a garage in the building so perhaps rental parking is available.
This building is near the Mariano’s, Belmont Harbor, Wrigley Field, and the shops and restaurants on Broadway and Clark. There are multiple bus routes nearby.
This unit was listed in November 2025 for $325,000 but recently reduced $10,000 to $315,000.
It’s $32,500 above the 2019 sales price of $282,500.
However, it’s still $95,000 below what it sold for in the original housing bubble sale in 2005 of $410,000.
Why isn’t this unit selling in this hot market?
Sarah Leonard and Jim Brown at Legacy Properties have the listing. See the pictures here. Sorry, no floor plan.

day trader?
not surprising no floor plan given a 700 sq ft 2/1.5
Oct-05 + CPI = $667k(!!) That did include 2 parking spaces,
I like it decently well at half off the original price, esp with some updates (many taste specific) from the state at conversion.
Base floorplans can be found here: https://www.dreamtown.com/buildings/450-W-briar
Dunno how they squeezed in the half bath, but the “tech center” + half the “dining room” is the 2d bed.
13D is U/C at $299k.
“Oct-05 + CPI = $667k(!!) That did include 2 parking spaces,”
What a massive bubble it was from 2002-2007. Wow.
