I can’t imagine how that volume of space is ever comfortable – by the looks of that forced air duct work – it’s got to be freezing in the winter, and hot as h$%& in the summer.
even if heat/air were included in the assessments, electricity to run the fan is likely not, and you’d really have to investigate how adequate the hvac system was sized for this amount of space.
I’ve been to this buidling it’s pretty nice and steps from Randolph street restaurant row. I think it’s a steal in this buidling.
Bad finishings….exactly how my 2002 condo looks. When are developers going to put in more modern, nicer finishings?!
I’d be happy if it commanded that much coin if only because I live in the area (I can see my house in one of the pictures, in fact). But I sure wouldn’t pay that much for this, especially if parking is extra.
Listing says homeowner’s fee includes parking, but listing also says sale price does not include parking. I hate real estate agent trickery.
For a newer condo in this price range labeled a “penthouse,” I would expect much better outdoor space.

He could spend $300-$400 and replace the bathroom light fixtures, that would go along way into improving the perceptions of those rooms.
Wouldn’t this place be cold during winter presuming the cold air rolls off the windows to the floor while the forced hot air rises to the ceiling?
This place is bad ass! I really like it, it’s very cool. But man, that kitchen belongs in the burbs. Seriously, with a space like this the finishings should be better. I don’t even mean more expensive, just different… it’s like they bought them for a vintage walkup and put them into the wrong place.
That being said, I think buyers are savvy enough to see past that stuff. Change out the fixtures and maybe re-face the kitchen, put up a hood in place of the micro and your much better off. The granite though, please! This place needs polished concrete countertops.

Buy this unit to host parties in and another one to live in. Although it’s been listed since August, it was TEMP (as in not available to show) from Oct – Feb. MRED rules require that parking is either included or not included but very few agents seem to care or, for that matter, even understand the difference between a limited common element parking space (goes with the unit) and deeded parking (can be sold separately). Or perhaps it’s the data-entry clerks who are confused.
I completely agree with T.S. on this place. A savvy buyer will see past some of the changes needed to turn this into a fabulous space. This is a unique place that with some updating could be an incredible city home. I’m not an expert by any means, but I would expect this place to sell quickly at very close to asking price. From my eye, the value is there.
I like this place a lot, take that kitchen from the 200W Grand place today and put it in here and it would look like a 700k property. A few minor changes to the bathrooms and you have a nice place for a decent monthly nut. I also like the immediate area, easy to get to work + meat markets + great restaurants in the area + easy expressway access + cabs abound and practically zero tourists.

Maybe its void of tourists for now. But isn’t that new hotel going in just a few blocks from here? In fact, aren’t there like 2 hotels slated for this neighborhood shortly? I know they’re putting one in the meatpacking district like a block away.
