Dear developer, how did you deem it appropriate to have a master bedroom that is larger than the family/dining/kitchen room?
Everyone does seem to refer to Diversey to Belmont and Ashland to Damen as “West Lakeview.”
I find it funny for the same reason anon does, it’s part of the larger comical fallout that comes from people trying to rewrite Chicago’s geography and Lake View into Lakeview. It’s not so much I really care about one or the other as they’re both widely used, it’s just funny to watch people struggle with the reality of the official community area being called Lake View, Lake View High School, the Lake View YMCA, etc. Proper names are proper names, after all.
395 is likely a good price for this. Not a bad looking unit and that intersection is okay. Big plus with the black dog gelato opening soon
That kitchen looks just ugly. I’m sure it has some fancy glazed finish or something, but blah.
… I will say one thing, those assessments aren’t going to cover elevator repair and eventual replacement in the long haul. Nice proximity to both the little park across the street and Hamlin Park, and being across the street from the bus stop would make getting to and from the L (the area’s biggest shortcoming) tolerable.

It’s right on the cusp–google sez 13 minute walk to Paulina stop. Okay on a nice day, bummer on nasty days, but having the bus alternative makes it better than mnay places of similar disatcne.
Anyone have an idea of what’s going on with this one?

i live in this neighborhood also and have forever wondered about this house (and adjacent lot). would love to know what the deal is.
this neighborhood is very difficult for someone who commutes downtown unless you want to drive:
opt1: 15 min walk to brown line (paulina)
opt2: damen bus to blue line (damen at north)
opt3: belmont bus to red/brown line (belmont)
I like a big bedroom. Think that our master is is 20 x 16 and that seems large. What the heck would I do with 25 x 18? Reminds me of college where my intelligent roommate had the good sense to switch out the rooms. Our bedroom was quite large but the living room barely had room for a small couch and TV on a stand. (remember those old days with the big TV’s) He swapped the rooms out and we had a much better layout. Perhaps something could be done in this layout to add space to the LR at the expense of the huge master.

To also address jeri, I can’t imagine anyone taking a Damen bus south to North to get the Blue line, that would take effin’ forever – 16 blocks of misery and woe due to the Fullerton/Elston/Damen crapola. You’d be better off going west 14 blocks and getting on at Kimball, especially as that way the train is much more pleasant and less packed to the gills.
But the trip to the red line would be pretty tolerable, my wife did it for years, and that was before the days of Bus Tracker.

The $800K sale (mls 07913200) included another 50×175 lot with a “studio type 1 bedroom rentable house” known as 1320 Isabella (PIN 05-34-306-013). My guess is that one will be torn down. 1318 Isabella is 05-34-306-014.

That’s a shame. Not that I want to live there, but that looks like it was a nice big wooded lot for the main house. I’m sure the 1 bed “house” was prob a mess but could have made nice guest quarters after fixing up.

Interesting. The prior entry indicates approval for the FLW related 1 bed cottage to be relocated to the same lot as the house for sale, but I guess no obligation to do that, and no mention of it in the listing. Still think it’s a shame about the lot.
