Get a 2/2 With Lake Views for Just $275K: 4170 N. Marine in Buena Park
This 2-bedroom at The Waterford at 4170 N. Marine Drive in the Buena Park neighborhood of Uptown has been on the market since July 2011.
It’s biggest selling point is as the listing states: “Views, Views, Views”.
It has both south and east views which includes the lake, the park and some city views.
The Waterford was built in 1973 and is a full service building with a doorman and an indoor pool.
Parking is rental and is available in the building.
The kitchen has white cabinets, granite counter tops and what appears to be black appliances.
There is white stone flooring in the living room and hardwood floors in both bedrooms.
Unlike many buildings of its era, the unit actually does have central air and in-unit washer/dryer.
Since it was listed in July, it has been reduced $40,000 to $275,000.
Before you all start saying that it should sell for $150,000 because it’s in Uptown, the other 2-bedroom units in this tier that have not been renovated have sold pretty quickly in 2011. Here are some examples:

- Unit #14A: Listed in June 2011 for $299,000 and sold in July 2011 for $299,000

Simple supply and demand.
By that I mean the supply of knife catchers has run out. Hence the 9% discount from what the comps sold for in July.
Nice looking unit in a building that’s not as ugly as most from its era. I like the walls of windows, though I’d want to be higher up so I’d see more than a sliver of the lake.
Price could still come down some, considering the unit needs work and the location north of Irving.
seems like a nice unit that is fairly priced, the “no parking” kinda blows though, although there is valet service or rental like sabrina said
no parking +725 a month assessments = 250k sale price is my guess but i’d have to see what the bathrooms and bedrooms look like before i cast final pricing judgement on it
Here’s a unit higher up and nicely appointed, but the price is delusional. It will have to come down at least $150K.

I live in this building and have seen these front units get quickly snapped up by other building residents before they usually even get publicized. This happened with the 19A unit a few years ago. I would pounce on this 9A if I had the cash, and am surprised no one else has. I’ve been in it, and while not updated it’s pretty nice.
we’ve barely had a double dip unless you count the 3% loss after the dough for dumps expired, I think we’re still in the double dip

My mortgage payment is the same as it was in 2004 and I am in no worse shape than before (since I don’t plan to sell). All of this angst is brought on by renters and whiners who will complain no matter what. Life is too short for the HDs and Gs of the world. Ignore and enjoy….
I don’t see this as further slowing in the market but simply a factor of two things. 1. The season as you said. 2. The previous sellers already found 2 people willing to renovate a 2/2 in this building this year. With the low number of people out buying, it’ll be hard to find a third person so soon.

uuuuh b/c loss of money doesn’t always equal change of life/lifestyle. Think about it – if you have several million dollars and lose a million it is unlikely to affect your lifestyle (similar to someone who has 10k and loses 10 bucks – no change in lifestyle).
It’s surprising that people paid so much for similar units earlier this year. I fail to see what’s so special about this building that demands a premium price.

Don’t forget that many suburbs are in just as dire financial circumstances as Chicago. Most municipalities (and states and the fed) did exactly what Chicago did during the boom: rather than assuming their bursting revenues were a temporary or cyclical phenomenon, they treated them as permanent. Municipalities with smaller revenue bases or less resources in general may have simpler obligations in general, but may not be as able to deal with the downturn. I personally wouldn’t bet out of hand on suburbs being safer from these threats than Chicago.

As I mentioned before, I live in the building. Since my ex moved out 2 years ago, I’ve been cash-strapped to keep up with the assessments ($640 for hot water, cable, etc) & taxes ($3800) on my 2/2 condo (which I own outright). So I’ve been casually looking to see if I can find something to trade down to. But as my requirements include not losing what I have: a Lake view, proximity to the park and private outdoor space in a unit not much smaller than I currently own, even though I could maybe do without the doorman and pool, I have found nothing.

If our taxes actually paid for anything of value beyond police and fire, I would not mind paying for taxes. I can’t think of a city single service I use other than roads and street lighting… Police and fire are necessary, but what else does the city do that’s so special?
-I will never use a public school and I never went to public school
-Garbage is picked up by a private company
-Parks maintained by the association
-Cheap used books can by found on the internet
-Public transportation is not readily available in my area, so I drive (and probably would drive regardless)
-I will never get a pension. I don’t see why I should fund the pensions of others. I have to save using a 401k with minimal company matching. It’s annoying that I have to scrimp and save while the government redistributes wealth to their workers.

We were talking about potential future financial problems of Chicago. I pointed out that suburbs will also see financial troubles and the associated cutbacks/tax increases. You responded “not oak brook! we don’t have RE taxes!!” I’m simply asking how that is relevant.

I actually agree with Clio on this: you live in a society. Surely you must realize that most people, even the really hard working, are not going to be as successful as you are. Do you not see the benefit of giving everyone a decent life?
Trust me, you’ll benefit. Giving everyone education, park space, a reasonable standard of living, etc. all pay dividends for those who don’t use the “lowest common denominator” services. Lower crime, a more competitive workforce, etc. Sure, we pay a cost for the “socialization” of our communities and country. IMO, the benefits are worth it, so long as we spend our money sensibly. No comment on whether any particular government body spends their money wisely…
TftInChi, I am NOT successful. I do not have the luxury to pay for the “less successful.” I also don’t get any “aid” despite being low income.
We already have high crime, a workforce that it almost too competitive to the point where very smart, well educated people can’t find jobs, and terrible schools… We pay high taxes for things that don’t work. If we had great schools, low crime, and lots of jobs, it wouldn’t annoy me to pay taxes. We just get so little while paying for so much…

Clio the point you miss is the city collects 10 times the money it needs to provide services already if it wasn’t being stolen. That’s what jenny don’t like.
nah man, its been a good year, gonna get a slightly used range rover or X5 or something nice with a bit of street cred LOL
plus the VW truck has a FSI engine, which it turns out, (all, not just VAG) forced injection engines have a huge issue with carbon buildup since there is nothing to flush out oil residue from the valves so it cakes on there and really messes things up after like 10k miles.
i’d steer clear of range rovers. couple guys I know who’ve had them would never do it again.

still say go Hyundai or KIA now before their prices go up. i will gush on about the two hyundai’s I’ve owned and my wifes kia if given any chance. Value per dollar is huge, only pitfall is it says hyundai on the car.
Sonies, the Evoque looks really nice. Thinking about one myself. Stay away from the Touareg. Great car but drinks gas like water (v8) and extremely high maintenance costs. Very luxurious but not the most reliable car imho. Glad mine is paid off.
Groove, I noticed the Hyundai symbol has changed slightly and it’s vaguely reminiscent of Lexus. Actually, I’ve confused Hyundais with Lexuses lately. I would definitely consider a Hyundai for my next car (which hopefully will be a long time from now).
I’ll definentally buy a warranty if I go the used luxury route, just in case. I would probably be fine without it, but wouldn’t sleep as well at night. Also I’m not planning on using it very much at all so gas mileage isn’t a big deal and I’m not too worried about beating it up too much. I dunno, still so many decisions and nice used cars out there these days, i’ll let ya know what I’ve decided in 2012. Test drove a few things already and realized a sedan isn’t going to work.

yep you will always confuse the hyundai’s for other cars as i think they just copy not innovate to save costs (few exceptions) but they are turning into a innovate type company which in turn will raise costs. that is why i say jump on them now, as they might not price as good as now.
resale value still sucks on them though , i couldnt get crap when i traded in the sonata.

Poor resale value is good for me since I always buy used and keep cars until they are nearly worthless. The last car I traded in was 14 when I got rid of it.

I was surprised by that statistic too. But it may not be too far off, considering the low savings rate in this country, and the weak economy causing more people to be unemployed or living paycheck to paycheck.
Sonies Q5 is really nice too, Tiguan, and Volvo X60 are good options as well. BTW, groove is right about Hyundai’s. My friends have them and say they never break.
I’ve had my 2005 Prius for 6 years and have no complaints. You could probably get one of these for well under $20K.

Q5 and tiguan both have FSI engines and the Q5 is too small AND pricey, and I hate Volvos (even though they are very nice cars, I used to work at a Volvo dealership long ago and there was a blatant stereotype amongst the drivers that is probably still true today)

I recently bought in cash a V6 ’08 Equinox for $17,000 60k miles. $19k and change after taxes, title and license etc. There’s a lot of junk out there that costs a lot of money. Dumpy ’06 escapes are listed for $14,000 and selling. My buddy bought an ’04 audi v8 sport wagon with 80k miles for $13,000. It takes $20,000 or more to get a decent late model car with low miles these days, the recession has caused there to be fewer used cars for sale with teh same amount of demand.

This building ‘The Waterford’ is a highrise that was originally built as a condo building–so the units are larger—every unit has a balcony and most importantly, every unit has a wash/dryer. The ‘A’ Tier units are on the SE corner of the building with some very nice lake/golf course views. There is an indoor pool on the roof–and dogs are allowed. Residents must be happy–the turnover in this building is fairly low.

This is getting too fun!! HD, I loved my 06 Equinox but sold it after I had to have it towed to the dealer 3 times in 2 weeks because it wouldn’t start and they couldn’t find any problems.
The Evoque is very nice, but VERY expensive! It is the only other small luxury SUV I would have considered. I went with the Volvo XC60. Mercedes GLK is ugly, Infiniti EX is tiny, BMW X3 is overpriced, Acura RDX is too much like my old Equinox.
Hyundais and Kias are great cars now….but they aren’t Volvo/BMW/Mercedes/Infiniti quality…

different end of the spectrum brother. the car before my two hyundai’s and one kia was a jag s-type R version. it was a beast and luxury all the way. i loved that thing and couldnt wait to drive it every day….

Make fun of me all you want about my Prius. Fact is, it’s paid off. I’d rather own a six-year old car for nothing than be paying every month through the nose for something sporty I really couldn’t afford.

I live on the North Shore, so I get the Prius serviced at Northbrook Toyota. They’re pretty good.
They usually do my oil change, but I’ve had it done at other places over the years (Jiffy Lube, for instance), and it’s no problem.
If anyone questions my “manhood” for driving a Prius, I’ll just say that I have two kids and have been married for over 15 years. I think that provides better proof of my virility and “cojones” than a sports car.
I once rented a Prius and was not impressed with its power, but I absolutely applaud the people who buy it and help save the planet. Miu likes her turbo engine a bit too much. She just doesn’t like the ridiculous 65 mph limit in flat Illinois.

i throw blizzaks on all my cars for the winter. the difference is huge and IMO is better than all wheel drive with cheapo 4 seasons on.

The Prius does very well in the snow, and I don’t do anything to the tires.
Anyone else still having problems with access to this site? I’m finding it very slow and sometimes it won’t connect at all.
As a fellow Prius owner, same vintage as Dan’s, nope, no trouble in the snow, And I’m still loving getting 40-50mpg, especially when gas was pushing almost $4/gal. Just need to find some cheaper insurance now that the thing is 6 years old.
I’m sure a Prius is fine in the snow, until a ground clearance of more than 4″ is required, and then you’re in trouble.

I had a 911 convertible for two days (wife rented one for my birthday one year since she won’t let me buy one). I was absolutely amazed at how differently I got treated driving around. Pulled up at restaurants and car gets parked up front by valet. Maitre de all of a sudden doesn’t care you don’t have reservations and you get a table pretty quick. And yes, the ladies all of a sudden seemed more interested…

Used to be rarely when they took it easy on super speeders in court. But then the sun times or trib had to run an investigation because reporters are douchebags so now the laws have changed and it’s never, or your first time popped sucks real bad and no more license time.
So now what you have to pay for autocross, to spend most of your weekend day waiting around for hours for a few minutes at the track (which BTW your insurance co. will NOT cover if you fuck up) to enjoy it. Oh wait you didn’t buy it to actually go 200 you bought it for people to look at you.
I don’t like to be noticed by the masses–I like to blend in. It’s very useful in my line of work when you’re earning significantly more than the corp drone next to you you’re helping out.
That’s why in the co. parking lot where I work now there are three of my hybrid car type and zero priuses. Yet I wasn’t working here when I bought the car. I just had a suspicion that it was the prius alternative to blend in better. I was right.
BTW this property is horribly overpriced. Given the taxes and assessments I wouldn’t pay more than $30,000 for this place.

I don’t need external validation for my ego, clio, never really have. And I live a good life not nearly as boring as you say from just my current 9-5 and vehicle. There are many very fun activities you can do that are far cheaper than owning a lambo.
Hell if you really liked exotics you could’ve gotten a 2005+ NSX and gotten a car close enough if you like being looked at. And if you want it to go fast too slap on an SC for under 20k. “Poor mans” supercar for under 85k.
Or howabout the nissan GT-R that was just released. 0-60 in 2.9? It’s under six figures before taxes and almost as fast as your entry level Gallardo look-at-me-toy. A tenth of a second on 0-60 who would even notice. And the nissan has a better chance of dodging the car ahead when going 120+ on the highway.

Actually, I AM really content and happy. I am living every guy’s dream and LOVING it (freedom, money, freedom, independence, freedom, etc.) – no hen-pecked lifestyle for me. No going to ridiculously long and boring soccer/baseball/basketball/ballet/concerts/pta meetings/school socials for me!!! Honestly, it IS pretty sweet.
