96 Price + CPI = $209k.
Not a steal yet, but okay if mechanicals, siding, roof are newer, and the foundation/flood control is solid. ~$225k = steal.
Pretty cute, esp. the lovely back yard! But 3rd bedroom in the basement? Very low-end kitchen? It seems priced just about right — not a steal.

Cute home for the price although the basement 3rd bedroom, no full 2nd bath and bowling alley of a basement family room do kinda suck. However, a nice sized home in a decent neighborhood in the city under $300k is hard to complain about.

Proximity to the Kennedy and that concrete backyard (yeah, not all) make me sad.
I think landscaping is cheaper (and more fun) than redoing a kitchen or trying to add another bedroom or full bath…
@Java, someone agrees with you as that Lowell house went under contract quickly.
$225 is a deal with good mechanicals and updates but that’s 25% off th list price so that’s not happening anytime soon.
re: the expressway proximity, this is one of those you’d really have to visit it/varies by individual places; the traffic could be nice background noise like a river, or could be horrible because you can actually hear brakes squealing. I’m pretty much exactly 1/4 mile from the actual expressway and it’s fine, but trees, neighboring properties, etc. can make or break the location. I would likely not have purchased my house if it was was another 8 lots+ north.
it’s a nice looking place, if you do the bird’s eye view it looks like there is a significant amount of foliage between it & the expressway, but it is pretty close. otoh, killer access to both that & the blue line for commuting/getting around. I’d definitely seriously consider this if I was in the market, barring nasty mechanical surprises found in a home inspection.
they are pavers, that’s a lot better than just a concrete pad.

I was refering to the 4102 Lowell place that Java linked. That one is about 500′ from the Kennedy, and the patio is definitely concrete. Other than that, it’s all win over the featured place, which is why it’s under contract.
Nice starter home at a good price. Wondering if it would work once someone had a second kid, however, with the small upstairs BRs (hard to share) and the basement BR.
Also would really carefully check expressway noise, as others have said. Otherwise, I like the looks of this place.
