Get a 3-Bedroom in Crilly Court in Old Town for $579,900: 1705 N. Crilly

This 3-bedroom in Crilly Court in the Old Town Triangle came on the market in September 2024.

Built in 1886, Crilly Court was apartments. It was converted into condos near the end of the housing bubble, in 2007.

There are 90 units and just 8 interior outdoor parking spaces which were set aside for the larger 3-bedroom units.

This unit has high ceilings, crown molding and refinished hardwood floors. But it doesn’t have any other vintage features.

There’s a fireplace in the primary bedroom but it is decorative.

The primary bedroom is also en suite.

The unit has new fixtures and custom window treatments.

It has a “modern” kitchen with dark wood cabinets, stainless steel appliances, and what looks like granite counter tops.

The dining area has a recently added banquette with storage.

There are two baths which have been “updated.”

The unit has the features that buyers look for including central air, and a “brand new” washer/dryer in the unit. This is one of the 3-bedroom units that does NOT have parking.

It has a private deck that overlooks the courtyard.

Crilly Court is in the heart of Old Town and is steps away from restaurants, shops and Second City.

Originally listed in September 2024 for $579,900, it went under contract but has come back on the market in October at the same price.

At under $600,000, is this a deal for an Old Town 3-bedroom?

Patty Cerny at Baird & Warner has the listing. See the pictures and floor plan here.

  1. Unless you dont like your kids and force them into their rooms outside of meal time, this might be the worst layout I’ve seen on CC. Theres more livable space in a 450sf studio

  2. It’s got the $879 appliance package from 2006! I love vintage, let me throw money at the seller!!

Tear down that wall! Would be a pretty nice 2 bed for dinks who sometimes work from home, if you opened up the 3d bed and created some real common area space. Then you could put in an actual island-sized island and really improve the usability of the kitchen, too.

I know that won’t happen, but that’d still be the best use of the SF available.

From a square footage perspective, that might be true. However, the best light and views should be prioritized for the living space. Consider reorienting the primary bedroom area back into a living room, as it was originally designed. in the primary bath, swap the double sink for a single, and add a door to the middle bedroom. Additionally, reconfigure the kitchen to include a functional island and a dedicated dining area for a more cohesive layout.

Well, yes, relocating plumbing and moving multiple walls and putting in a true island would make for a better reno.

But is this really a $700k+ 2/2, even well reno’d?
