It is listed $5,000 under the 2007 purchase price.
It is somewhat unique in that it is on a very long lot measuring 20×175 which allows not only for a large front yard but also one in the back.
The backyard has been landscaped and bricked.
The rowhouse has two other outdoor spaces as well, including a deck off the back of the house and a rooftop deck.
At 3100 square feet, all 3 bedrooms are on the second floor.
The kitchen has white cabinets and at least some white appliances.
It still has some of its vintage features intact, including ceiling medalions, stained glass and 3 wood burning fireplaces, including one in the master bedroom.
The house has space pak air conditioning and a 1.5 car garage.
The listing also indicates it is in the Lincoln school district.

kind of surprising how little it went up from 93 to 07
Not really that surprised that it didn’t go up much from 93-07/ Very little was changed/renovated. Flippers of new condos and rehabs saw the most gain. This place hasn’t changed for years (except possibly one bath). That kitchen tile looks like the old McDonald’s resturant tile…
I dont know local, rates went way down over that time. plus lp prices in general seemed to go up, a lot. the latter is just my perception, but i suspect the overall numbers would back it up

This was (1) already too expensive to be a teardown, and (2) not really a lot amenable to new-con, which depressed the land value, and (3) land values are what *really* inflated.
Were there a lot of ~1000 SF/flr, 3 br houses/THs with only two totally finished floors, in LP that ever sold for over $1mm, never mind over $1.2mm?
And, while the general location is *very* nice (even if not quite in LP-OZ), the specific location, b/t the two larger, rental buildings, with more rentals across the street, isn’t great.
anon, I concur with your assessment. That said, if I had $1 million (and unfortunately that song’s now stuck in my head), I would be extremely tempted to buy this place.
Without having studied it carefully, like this better, even taking the $130K premium, only 2 bd up, and hideous bathrooms into account.

It does have a kitchen done in the last decade, and the 2d floor office should be pretty easy to turn into a BR.

And we really only need 2 bed up, assuming the 3rd bed is serviceable for guests, so for my purely hypothetical $1.XMM whatever-part-of-LP-this-is SFH, good enough. Also claims a 2 car garage. May just be that photos are carefully taken, but all the greenery from windows is nice.

Typo is always possible. The buyers’ mortgage was $394k, and they had no prior Cook County property sale, and appear to have been Chicago residents prior to the purchase (based on husband’s obit).

Lot is exactly 20′, so it would be a tight 2-car, even if built to the lot line, with the thinnest practical material.
Unless it’s tandem.
541 is really cheap looking: poor poor quality for the asking price. 535 seems to be well priced

Not sure why you’re asking me and why “would” rather than “is”. LP, in any of its manifestations is v low down on my list. And the two arlington properties are still on the market, so the possibility of my being tempted still exists (in the hypo where I’m interested in this location and where I’m spending this much, neither of which apply).
